求助! BLR-1% VS BLR-2%

刚刚收到 UOB 信,

原来我看错了 INTEREST RATE,

之前的帖

之前以为;
1st year===4。25%==每月还RM1930。03 (4%
2nd year=== 5。25%==每月还RM2280。37 (BLR-1%)

其实是,
1st year===4。25%==每月还RM1930。03 (4%
2nd year=== 5。75%==每月还RM2280。37 (BLR-1%)

4th year=== 5。75%==每月还RM2280。37 (BLR-1%)

for 30 years
(BLR==6。75%)


以现在的RATE, PUBLIC BANK offer BLR-2%
小弟该RE-FINANCE 吗?
UOB charge 3% PENALTY TOTAL SUM ==398K

现在是第二年了, 所以是
BLR-1==5。75%


还了一年, ==RM382,353.18  


希望个为大大可帮小弟,算一算,该不该re-fiance ?


PS: 小弟本身有不少不愉快的INCIDENT在UOB, 非常讨厌他们的办事能力。

你可否算算,如果你refinance 可以省多少?

penalty 又是多少?

是否应该再融资(refinance),要看你购买的用途(投资或自住)、供款的方式(每个月最低数额还是多付)、新配套借贷年份。

因为没有说明,当着是每个月最低数额供款(银行列出的数目),借贷 30 年,用来自住(30 年都不卖)。当作 BLR 不变。

如有错请纠正。

1. 继续使用 UOB 的总费用:
扣除 第一年的费用,接下来 29 年将需要
2-4 年:  82093.32
5-30年: 783329.04
总共 = RM865422.36


2. UOB 转 Public Bank 的总费用:(UOB 的 penalty
382353.18 x 3% = 11470.60)
a) 把 RM382353.18 余额转去新银行,拿 30 年 4.75% 的配套。

每个月供 RM1994.54
30年,总共给了
RM718034.40

加上 penalty,共需要
RM729505

b) 如果只借贷 25 年,能拿到 BLR-2% 配套。

每个月供 RM2179.86
25年,总共给了
RM653958.56

加上 penalty,共需要
RM665429


应该有节省。(真的有 BLR-2% 的配套吗?)

但是你要再考虑 UOB 的 RM11k+ penalty(真正算法请参考该银行的职员),还有处理新贷款配套的律师费、stamp duty (如有)等。

你可以提高新贷款配套的数额,把多余的钱用来 cover UOB 的 penalty charges 等费用。BLR-2% 真的很诱人。

路过的老大,

我是指,现在refinance 跟过了penalty 期限才refinance,那个会省较多。
长期肯定是refinance 好,但也要看几时refinance节省最多。

也请大家学习计算利息。

目前贷款, 再融资好像成为饭后佳话了, 慢慢演变手机效应, 推陈出新,消费者会跟风, 他一年出一个新款式, 那么我就再换掉我的现有手机, 再换个新的。

社会新鲜人一旦申请贷款, 往往就会申请25到30年, 那么想请问在座那么多贷款者, 你们有想过这25-30年里头, 你们会换屋子吗? 如果在你心里有那么10%感觉会, 那么即使现在有BLR-4%的配套可以让你省下50K或更多到底有什么意义? 反之, 我们需要拿出一笔费用缴付印花税, 律师费, 杂费甚至Penalty (if any)。 到头来, 都是律师、政府得利。

其实不用贷款就是最省的啦, 一旦签了, 那么就仿佛好像卖身契约了, 肯定是要亏大钱的。 银行可以保证目前你的配套是全城最低, 但他能保证2年后还是最低吗? 如果那个时候有BLR-4%, 请问你们还会refinance吗?

其实再融资主要的好处,不只是节省利息,而是有没有增强现金流。如果再融资,能够改善自己的短期到中期的财务状况,这个更加是好处。如果善于用这些增强的现金流来挣一些钱回来,整个故事又不一样了。

建议你等lockin period 过了才refinance,楼上的大兄是以30年计算,前五年并不会使你亏太多,因为真正拉长距离的是5-30年的利息,所以如果你暂时忍忍,等第五年refinance还是比较划算。

而且到时可能有更好的配套,如:BLR-2.5%,可能你又再给penalty再换配套?

这是小弟DIY 大约算出来的:

1===UOB
2===PUBLIC ,PAY LEGAL FEE
3===PUBLIC , FREE LEGAL FEE

用一样的每个月PAYMENT来比。

一上是UOB 2nd YEAR 了,
1-12===UOB 2ND year=======1st year PPB
13--48=UOB  3RD--5TH YEAR==2-4 PBB
49--60=UOB 6TH YEAR=======5 PBB

从这EXCEL, RE-FINANCE +PENANTLY ==还是有的省一些。


PENALTY==398000*3%==119400

我也有UOB的,服务还不错下。每个月准时还就好了。
不过还真的难找。。。每次都是去7-11的UOB桶放支票的。。。

他们还有ONLINE STATEMENT 但是就要去UOB分行拿ACTIVATION NUMBER。
10月他们说可以通过ATM来拿ACTIVATION CARD。。。到现在还没有实施。。。

CREDIT CARD的STATEMENT有一次没有来,那个人打电话来追,我说没有收到信,他和我说欠了多少,WAIVE INTEREST,我自己就放支票还。。。

大致上还OK吧。
