过去一年twrreit是暗淡的,业绩每况愈下:

唯一的上升数据 – net profit是由于产业revaluation升值造成,也就是change in fair value,这属于unrealised income。其他的数据,revenue下滑15.8%,profit(realised)下滑31.98%,dividend更是下滑35.29%,这样的表现无疑是令人失望的,而我猜想,最令股东无法接受的是dividend的下滑吧,而股东们也把不满充分的反映在twrreit的股价上,在各路股东的抛售下,twrreit的股价已从高点下滑了接近15%

可惜的是,就算twrreit的股价已从高点滑落了15%,可是,以它今天的闭市价计算的话,它的DY(dividend yield)只有区区的5.4% 必须提醒各位的是,twrreit于2014年12月出售menara ING, 虽然menara ING只占twrreit总产业组合的15.8% 可是预计出售后,少一间产业收租或多或少会进一步影响营收。再加上,twrreit手上的另外两间产业menara HP和menara HLA于2015年平均有38%的租约到期,面对klang valley大量新office的竞争,twrreit要续约谈何容易?如twrreit续约失败,必定再次重挫营收,就有如twrreit的管理层所说:“预计2015年也会是充满挑战的一年,直到2016年将会有18.6mil square feet的新office进入市场”

面对其他竞争者,twrreit表现的相对被动,没有产业收购,没有产业翻新,然而,贵为大马股市最早期的REITs之一(twrreit于2006年上市)奋斗了将近10年后,还是有一些斤两,根据2014年报,twrreit的undistributed realised income高达RM23.1mil,相等于每股8.2sen,这笔reserve足以派发一年的股息。而令人好奇的是,旧CEO于2015年3月辞去CEO一职,貌似twrreit正面临重组,若真有此事,以hong leong group的财力背景,要令twrreit浴火重生更本不是什么难事,只是要不要罢了。

而你知道吗?根据twrreit年报,HLA(hong leong assurance)以及guoco land berhad 都是twrreit的大股东,各占20.6%和21.66% 股权,如再不出手重组,它们的业绩也会受影响。而guoco land berhad旗下有hotel及office性质的产业,不知会否注入twrreit?

超峰产托首季净利跌40%

(吉隆坡20日讯)办公楼出租率走跌,拖累超峰产托(TWRREIT,5111,主板产业信托股)截至3月31日首季净利跌40.1%,至405万4000令吉。

同时,期间营业额也减少21%,报958万令吉。

根据文告,营业额和收入减少,是因为ING大厦和HLA大厦的出租率滑落。

超峰产托表示,办公楼的出租率和租金均面临严峻挑战,因新落成的办公楼提供更好的规范、设施,且租金具吸引力。

该公司认为,随着办公楼供应增加,短期内,供应过剩的情况料继续下去。【南洋网财经】

超峰產託次季淨利581萬

(吉隆坡23日訊)超峰產托(TWRREIT,5111,主要板產托)截至6月底次季淨利按年起6.7%,達581萬令吉,主要是脫售荷蘭國際集團(ING)大樓資金用以償還貸款,節省利息開銷貢獻,同時宣佈派發每股3.2仙股息。

次季營業額按年跌19.45%至950萬令吉。

該產托上半年淨利按年跌19.2%,從1221萬令吉降低至986萬令吉;營業額達1908萬令吉,按年跌20.2%。

雖然辦公室單位將持續供應過剩,不過超峰產托管理層將維持現有積極倡議,提升整體建築的租賃潛能。【中国报财经】

超峰产托半年赚1177万

2016年8月17日
(吉隆坡16日讯)超峰产托(TWRREIT,5111,主板产业信托股)截至今年6月杪次季净赚544万令吉,按年跌6.37%,上财年同期为581万令吉,并宣布派息3.2仙。

营业额从上财年同期的950万令吉,减少1.4%,至936万7000令吉。

合计首半年,超峰产托净赚1177万2000令吉,涨19.34%,优于上财年同期的986万4000令吉;营业额微跌0.56%,至1897万5000令吉,上财年同期报1908万1000令吉。

基于市场供应过剩,超峰产托的前景继续充满挑战。

该产托将会采取积极措施优化资产组合,务求为单位持有人提供最佳的回酬。【e南洋】

江文俊任超峰产托执行主席

(吉隆坡3日讯)超峰产托(TWRREIT,5111,主板产业信托股)宣布,委任董事拿督江文俊为执行主席,取代61岁的原任执行主席邓鸿昌(译音)。

根据文告,现年52岁的江文俊,同时也被委任为超峰产托管理公司GLM产托管理私人有限公司的主席。

根据超峰产托2015年报,江文俊在房地产发展与建筑领域,拥有超过26年的经验,并于今年1月4日正式加入GLM产托管理私人有限公司的大家庭。【e南洋】

超峰产托净利增7%

(吉隆坡11日讯)超峰产托(TWRREIT,5111,主板产业信托股)截至9月30日第三季,净利按年增加7.44%至519万7000令吉,或每股净赚1.85仙。

该公司在上财年同季净赚483万7000令吉,相等于每股净利1.72仙。

而同期营业额则按年微跌2.45%至871万3000令吉,逊于上财年的893万2000令吉。

累积首9个月,公司净利按年上涨15.43%,达到1696万9000令吉或每股净赚6.05仙;营业额则按年略跌1.16%,至2768万9000令吉。

由于市场供应过剩,超峰产托的前景将持续充满挑战。

管理层将积极采取措施应对市场供应过剩的问题,并优化资产组合,为股东提供最佳的回酬。【e南洋】

超峰产托Q4净利跌62%

2017年1月24日
(吉隆坡23日讯)随着重大建筑维修活动促使营运开支增加,拖累超峰产托(TWRREIT,5111,主板产业信托股)截至去年12月底末季净利按年锐减62.2%。

不过,超峰产托也宣布派发每单位3.73仙终期股息,除权日落在2月10日。

该公司今日向马交所报备,该产托末季净赚419万3000令吉或每单位净利1.42仙,显著低于上财年同季的1109万2000令吉或3.95仙。

同时,营业额亦从928万5000令吉,按年减少4.11%,达890万3000令吉,主要是因为新建办公楼的供过于求,所以平均出租率略减。

由于经济和经商环境不稳定,预计新供应产业出租率将进一步降低。

合计全年净利,该产托按年下跌17.95%,达2116万2000令吉或每单位净利7.54仙,而营业额则减少1.89%,达3659万1000令吉。【e南洋】
