新加坡项目印花税利息1.64亿.IOI产业第三季净赚1.2亿

(吉隆坡23日讯)基于新加坡产业发展计划做出一次性额外印花税和利息,IOI产业(IOIPG,5249,主板产业组)截至2017年3月31日第三季净利减半,从前期的2亿6796万3000令吉降至1亿2113万6000令吉,拖累9个月净利年减15.4%至5亿8423万4000令吉。

该公司产业发展、产业投资和休闲酒店等3大业务表现强稳,第三季营业额报8亿9582万4000令吉,按年增长39.2%,推高9个月营业额起40.17%至29亿9006万4000令吉。

丹斯里李深静担任执行主席的IOI产业在文告中表示,第三季为新加坡Trilinq项目拨出1亿6390万令吉的印花税和利息,造成营运盈利减少51%至1亿8330万令吉;若排除这些特别开销和产业投资重估赚益740万令吉,第三季营运盈利将增长58%。

该公司指出,大马产业需求将获年轻人口、有益的利率环境和城市化支撑,而集团产业发展环节城镇发展计划的中价房产需求殷切,将为集团表现带来正面贡献。

“国际市场方面,新加坡和中国厦门发展计划持续带来正面贡献,而新加坡Trilinq工程也于今年4月取得临时占用许可证。”

产业投资业务持续享有健康租赁率和租金回酬,预见零售和办公楼环节将持续为集团表县带来正面影响。

IOI产业认为,凭藉庞大的国内外战略地库,加上强劲的传递营运纪录,集团将在攫取市场需求时占据优势。

“排除任何不可预见因素,集团预期第四季表现将持续良好。”

PVPL was incorporated in Singapore as a private limited company under the Companies Act, Chapter 50 with 1 ordinary issued and paid-up share and PVPL is currently dormant.

The incorporation of PVPL is not expected to have a material effect on the earnings or net assets of IOIPG Group for the financial year ending 30 June 2017.

联手香港置地
IOI产业发展狮城黄金商业地


2017年6月12日
(新加坡12日讯)IOI产业(IOIPG,5249,主板产业股)宣布,与香港置地(HongKong Land)联手发展新加坡中央林荫道路(Central Boulevard)的黄金地段。

根据联合文告,上述地皮是IOI产业在去年11月标获,占地约1.1公顷,位于新加坡的策略地段,临近滨海湾(Marina Bay)以及中央商业区。

此外,也靠近著名的商业中心如莱佛士码头一号(One Raffles Quay),及滨海湾金融中心(Marina Bay Financial Centre)。

IOI产业和香港置地,今天签署合约,取决于监管单位的批准,双方将联手发展及管理该项目。

据悉,该发展项目包括两栋办公楼,可供出租面积约达126万平方尺,以及一层小型零售空间,面积约3万平方尺。

在签约仪式里,代表IOI产业的是执行主席丹斯里李深静、总执行长李耀升以及非执行董事李耀祖。

持股67%

至于代表香港置地的,包括主席兼董事经理班哲明凯瑟克、总裁黄友忠、财务总监西蒙迪克森、执行董事罗伯特加曼。

在双方的联营架构完成后,IOI产业将持股67%,其余33%则由香港置地控制。

李耀升在文告中说:“在这个令人兴奋的新项目里,我们很期待和香港置地合作,为新加坡中央商业区打造优质的办公楼。”

黄友忠则说,联营计划将让香港置地把版图扩大到滨海湾的主要商业房市,反映公司对新加坡房市的长期信心。

最新进展:

IOI产业(IOIPG,5249,主板产业股)与香港置地(HongKong Land)联手发展新加坡中央林荫道路的黄金地段。

上述地皮,占地约1.1公顷,位于新加坡策略地段,即临近滨海湾及中央商业区。

IOI产业将持股67%,其余33%由香港置地控制。

行家建议:

我们相信,香港置地能够很好地辅助IOI产业,因为香港置地在发展和管理高档办公楼资产领域有丰富的经验。

香港置地本身的投资组合有超过860万平方尺的净出租面积(NLA),新加坡内也有高达170万平方尺的办公空间。

假设香港置地支付26亿令吉,即上述项目土地总价值的33%,加上IOI产业之前通过附加股筹得的15亿令吉,IOI产业的负债率将会下跌至约0.5倍。

目前该项目未公布发展总值,假设土地成本50%,税前盈利赚幅17%,该发展项目的实际净资产价值(RNAV)预计可达约每股21仙,

附加股首季完成后,股价账面价值比0.7倍诱人,我们看到该股价值显现,还有销售表现改善和现有计划认购率增加及优良的记录支撑。

IOI产业(IOIPG,5249,主板产业组)联手香港置地(Hongkong Land),在新加坡中央商业区1.1公顷(或2.7英亩)地段发展产业,普遍受到市场看好。

市场看好这项联营,一来是和IOI产业联营的香港置地大有来头,在发展与管理首要资产具有丰富经验,目前在狮城有170万平方英尺办公产业。香港置地在伦敦上市,专司产业投资、管理与发展之公司,亦是怡和洋行集团旗下公司。

香港置地的产业版图遍布中国沈阳、北京、上海、成都、重庆、泰国曼谷、越南河内、胡志明市,柬埔寨金边,菲律宾马尼拉与宿雾、印尼雅加达和马新等地。

二来该计划位处策略地点,就在新加坡“老巴刹”美食中心对面,马新人士对这个地点绝不陌生。

该区靠近滨海市区线地铁站和多个黄金办公楼,如莱佛士码头一号大厦(One Raffles Quay)和滨海湾金融中心,发展商可兴建办公楼和附加资产,如住宅、酒店或服务公寓。

也正因如此,去年11月竞标时由IOI产业以26亿新元(80亿令吉)高价标得的黄金地段,每平方英尺报1689新元。

这幅下半年新加坡政府售地计划(GLS)的备售名单地段,不论以总价或每平方英尺单位价,皆刷新GLS历来最高纪录。香港置地当时也和李嘉诚的长江实业组成财团参与竞标,以21.3亿新元价格排在最高标价第四位置。

有了上佳地段,接下来是看如何规划和发展。双方将共同发展两栋总共达130万平方英尺出租面积的大厦;另附建零售裙楼,有3万平方英尺出租面积作为零售用途。

按股权计,IOI产业将拥有联营公司的67%股权,香港置地则持剩余33%股权;分析员认为这可释放其负债压力。

就以上三点,既可释放负债压力,而又可在东南亚首屈一指金融中心的发展计划中享受成果,这应该算是受看好的布局。

接下来,应该是看如何执行、定位和行销,以期在群楼矗立中,让马港合营大厦,在狮城闪耀生辉。

李深静次女玉霞

(吉隆坡3日讯)IOI产业(IOIPG,5249,主板产业股)执行主席丹斯里李深静的二女儿李玉霞,出任执行董事,今日生效。

IOI产业向交易所报备,李玉霞负责管理和营销巴生谷工程,并监督产品设计开发部门。

46岁的李玉霞,在家中排行第三,是总执行长李耀昇的姐姐和非执行董事拿督李耀祖的妹妹。

李玉霞曾在伦敦国王学院修读法学士荣誉学位,获得中殿律師學院授予大律师认可执照。1996年时,她加入IOI集团,担任法律行政人员。

之后,她被调任到产业部门,负责ISO 9000品质管理系统,在2010年时被擢升为高级总经理,管理市场和商业发展。【e南洋】

IOI产业末季少赚14%

(吉隆坡28日讯)IOI产业(IOIPG,5249,主板产业股)截至6月30日末季净利按年减少13.55%,因为较高营运开销、联营公司表现欠佳,以及税务增加。

该集团末季净赚3亿3664万令吉或每股5.79仙,上财年同季则达3亿8941万令吉或每股8.26仙。

不过,由于旗下所有业务,包括产业发展、产业投资及休闲与酒店业务的营业额皆增加,带动末季营业额从8亿9172万令吉,按年升34.04%,达11亿9530万令吉。

放贷增加利好

合计全年净利按年萎缩14.74%,达9亿2087万令吉或每股18.42仙;营业额则起38.36%,达41亿8536万令吉。

接下来,产业需求依然正面,特别是近期国家银行月度数据显示,购买产业的贷款申请及批准增加。

IOI产业在大马产业发展业务,以及新加坡及中国厦门的发展项目将持续对集团带来贡献,而零售及办公室业务也预计会推动业绩表现。

“由于在国内外的策略地点拥有庞大地皮,加上良好的交货纪录,集团处于能够达到市场需求的有利地位。”

IOI产业2年财测下调

分析:兴业投行研究
目标价:2.50令吉

最新进展:

因较高营运开销、联营公司表现欠佳,以及税务增加,IOI产业(IOIPG,5249,主板产业股)截至6月30日末季,净利按年减少13.55%,至3亿3664万令吉,或每股5.79仙。

全年的核心净利增长33%,同时派发6仙终期股息。

行家建议:

末季净利超越预期,净负债率56%,比去年的14%还要高,但只是暂时的,因为新加坡项目的融资项目还没落实。

末季销售额达6亿5800万令吉,推动全年销售额高达28亿5000万令吉,大大超越去年的22亿令吉。

其中,大马贡献39%,中国小占15%,而新加坡贡献46%最多,主要是Trilinq项目热卖,已经卖出86%。还有另50个单位还未推介,总值2亿5000万新元(7亿8750万令吉),将会计入2018财年。

该公司设下2018财年25亿令吉的较低销售目标,因为新加坡未售出的单位所剩不多,将靠中国的厦门2项目撑场,未推介发展总值约15亿至20亿人民币(9亿6800万至12亿9174亿令吉)。

未入账销售从第三季的14亿8500万令吉,下跌至10亿2000万令吉。考虑到未入账销售和新加坡的销售将下跌,我们将2018至2019财年的净利预估,下调6至7%。

IOI产业财测上调

IOI产业(IOIPG,5249,主板产业组)业绩表现超越预期,分析员普遍上调财测,惟未入账销售下跌,让兴业研究下调净利预测。

丰隆研究将IOI产业2018及2019年核心净利预测,稍为上调2.0%及0.3%,分别至9亿3200万及9亿4500万令吉。

肯纳格研究指出,IOI产业2017财政年核心净利超越预测,主要是旗下Trilinq作出较好的盈利贡献,2017年销售额达到28亿5000万令吉的新高记录。

肯纳格将2018财政年核心净利预测上调16%,以反映较高销售及入账假设,但认为每股6仙股息稍让人失望。

MIDF研究也认为业绩超越预期,主要来自新加坡的销售,预计接下来的新产业推介主要在本地和中国,维持财测不变。

兴业表示,IOI产业的业绩虽超越预期,但未入账销售从14亿8500万令吉降至10亿2000万令吉,加上新加坡销售料下跌,因此下调2018和2019年财测6至7%。

(台北10日訊)受不了官民壓力,3年前放棄IOI集團開出的新台幣251億元(約34.95億令吉)高價不賣,如今市場再次盛傳,台灣頂新集團擬以新台幣200億元(約27.85億令吉)脫售台北101股權,售價遭大砍超過20%。

3年前IOI集團通過IOI房產(IOIPG,5249,主要板房產)提出購買頂新集團擁有的37.1%台北101股權,當時被外界質疑IOI集團在廈門集美的投資案龐大,集團主席丹斯里李深靜与中國恐有深厚關係,而一度掀起軒然大波,使收購案最終無疾而終。

IOI產業是在2014年12月5日獻購台北101約37.1%股權,但最終未能取得台灣投資局發出的海外投資批准,最終在2015年3月宣布取消收購計劃。

比IOI開價便宜逾20%

如今台灣媒體報導,3年前頂新因爆發假油事件,引發消費者恐慌及憤怒進而展開抵制,如今在“滅頂效應”衝擊下,頂新魏家正尋求退出台灣房地產投資。

“中時電子報”報導,砸下新台幣280億(約38.99億令吉)買下三寶建設旗下的上海1788大樓,以及轉投資台灣之星增資在即,急需資金週轉的魏家再傳已找合作夥伴日本伊藤忠商社接手台北101股權。不過,售價傳較IOI集團3年前開出的價格便宜超過20%。

據《新新聞》報導,急于出售101股權的魏家,今年初透過關係詢問政府對此售股案態度時,前閣揆林全回應說“只要不是中資就好”,因此魏家才尋求伊藤忠接手。伊藤忠是頂新控股第2大股東,持有20%股權。

去年及今年也曾傳出知名私募Blackstone集團、韓國國家退休基金(NPS)與頂新接觸,但終究不了了之。【中国报财经】

中国业务带动.IOI产业盈利可期

(吉隆坡20日讯)IOI产业(IOIPG,5249,主板产业组)2017财政年表现亮眼,丰隆研究虽预见2018财政年销售目标可能趋向平淡,但未对集团前景转向悲观,看好在新中国产业发展计划接棒下,未来盈利表现依旧可期,而目前不高的估值也开始浮现诱人价值。

估值诱人
明年销售趋平淡

在新加坡Trilinq提前带来盈利贡献下,IOI产业2017财政年核心净利年增60.6%,但丰隆研究表示,公司管理层预见在2017财政年超水准表现后,2018财政年销售目标将回归至平淡的28亿令吉。

“值得一提的是,现有低迷的未入账销售不会影响IOI产业的2018财政年盈利表现,主要是其余155个Trilinq单位将认列。同时,随着买家购兴复苏,超过20亿令吉的库存也有望套现,而中国新增销售也将在2018财政年杪陆续带来贡献。”

目前,IOI集团计划推介中国发展总值达76亿人民币的厦门2和3工程,丰隆研究看好这有望维持国际市场盈利表现,并缓冲Trilinq竣工后影响。

国内业务方面,IOI产业放眼持续推介发展总值达9亿8000万令吉的城镇产业发展计划,将可确保业务稳定性。

“同时,新加坡中央林荫道(C e n t r a lBoulevard)工程现等候大马和新加坡当局批准,而IOI产业放眼在2017年杪动工,以依时在2021年完成。”

整体来看,丰隆研究维持IOI产业财测不变,并相信在盈利持续增长、产业发展计划认购率改善和营运纪录良好扶持下,该股现0.5倍的账面值正浮现诱人价值,给予“买进”评级,目标价2令吉54仙。

(吉隆坡20日訊)IOI房產(IOIPG,5249,主要板房產)截至9月底2018財年首季業績捎佳音,淨利按年增28%至2億4285萬令吉,比較上財年同期的1億8957萬令吉。

IOI房產向馬證交所報備,首季營業額雖按年下滑3%,報8億6998萬令吉,但營運收入則提高22%至3億2900萬令吉,主要是房產發展、房產投資及休閒酒店業務的貢獻

根據報備文件,該公司房產發展業務營業額下滑6%至7億4220萬令吉;營運收入則增21%至2億7020萬令吉。其中,新加坡和廈門的房產項目皆取得較高的吸納率,本地巴生谷和柔佛州亮眼的銷售成績亦貢獻良多。

另外,房產投資業務營業額增長8%至7710萬令吉;營運收入也增16%,達4940萬令吉,受惠于旗下零售業務較高的占用率和租金水平。

IOI房產總執行長李耀昇在文告中指出,預計目前深具挑戰的房產市場將持續復甦至2018年。

马中推更多计划‧IOI产业下半年料更佳

(吉隆坡21日讯)IOI产业(IOIPG,5249,主板产业组)首季表现符合预测,分析员看好该公司下半年在大马和中国推出更多产业,业绩会更佳。

首季表现符预测

MIDF研究表示,IOI产业截至今年9月杪首季核心净利1亿9560万令吉,相等于该行和市场全年财测的22.3%和21.6%,盈利符合预期。

艾芬黄氏研究指出,尽管营业额下跌,基于营运成本走低,首季营运赚幅由去年30.8%走高至首季32.4%;各业务盈利改善,包括产业发展改善21.0%、产业投资增长16%、休闲与旅游业增长161%。

2018财政年首季6亿7700万令吉产业销售贡献中,54%来自大马(37%来自巴生河流域、17%自柔佛)、34%来自新加坡,另12%来自中国。

兴业研究说,IOI产业这个财政年推展10亿令吉产业,并预计2018财政年下半年在厦门推展11亿6000万人民币之IOI棕榈城计划,销售目标处于25亿令吉正轨上。

基于下半年推出更多产业,艾芬黄氏研究预测下半年获更佳盈利。

丰隆研究认为现财政年盈利可持续,主要是新加坡155单位的产业进账,另外紧随潜在买家显现兴趣,有20亿令吉的库存产业将获套现。

新加坡贡献料告减

丰隆说,厦门第二计划(总发展值46亿人民币)剩余的20亿人民币计划在财政年末推展,料可补足新加坡计划青黄不接。

兴业预期新加坡贡献告减,新加坡Trilinq的755单位中,只有10.8%未售出。

兴业表示,首季未进账销售减至9亿2900万令吉,前为10亿2000万令吉,维持“买进”,目标价2令吉50仙。

MIDF研究也指出,I O I产业将中国与新加坡有新产业推展,新加坡的产业前景改善。除此,亦会联手香港置地,在新加坡中央商业区合营发展,这有助改善资产负债表。

The Board of Directors of IOI Properties Group Berhad ("IOIPG" or the "Company") wishes to announce that the Company has on 2 February 2018 received a Certificate of Incorporation for the incorporation of a wholly-owned subsidiary, namely Novel Vortex Limited (“NVL”).

NVL was incorporated on 30 January 2018 in the Territory of the British Virgin Islands as a company limited by shares under the BVI Business Companies Act, 2004 with an issued share capital of 100 ordinary shares of USD1.00 each and NVL is currently dormant.

The intended principal activity of NVL is investment holding.

The incorporation of NVL is not expected to have a material effect on the earnings or net assets of IOIPG Group for the financial year ending 30 June 2018.

None of the directors or substantial shareholders of IOIPG or persons connected to them has any interest, direct or indirect, in the incorporation of NVL.

This announcement is dated 2 February 2018.

海外贡献减.IOI产业次季少赚60%

(吉隆坡23日讯)基于海外产业发展项目贡献减少,以及为联营公司作亏损拨备,IOI产业(IOIPG,5249,主板产业组)截至2017年12月31日第二季净利减60%,从前期的2亿7353万令吉挫至1亿零913万9000令吉,上半年净利下滑23.99%至3亿5199万1000令吉。

次季营业额倒退40.79%至7亿零744万4000令吉,拉低6个月营业额24.68%至15亿7742万3000令吉。

该公司发文告表示,尽管市况严峻,集团乐观相信大马和海外地理位置良好的产业仍将继续吸引买气,加上12亿令吉未入账销售在手,集团预期产业发展业务表现将令人满意。

“产业投资业务方面,办公楼租赁和互联网零售日趋盛行,换将继续管理投资产业组合来保障租赁率,并为集团创造稳定的永续收入。”

整体来看,IOI产业认为,凭藉集团在大马和海外拥有庞大的优质地库,加上强稳的传递营运纪录,集团应可良好调适市况。

“排除任何不可预见因素,集团预期将传递令人满意的2018财政年表现。”
