Analysis
The location of Vista Mutiara is very convenient and close to many amenities. Located along a busy stretch of commercial units, the condo is within walking distance to Carrefour, Jaya Jusco Supermarket, banks, shops, primary and secondary schools.
Vista Mutiara itself is also equipped with many facilities with an affordable maintenance fee monthly. AMBank Kepong is the landmark to turn into the condo property.
Plenty of issues arose since the completion of Vista Mutiara up till 2010, where the Joint Management Body (JMB) sued the developer for compensation. Things have improved since although the area seems to attract a certain crowd of people, and there were 2 separate incidents of individuals found with drug possession within the property.
There has been a slight increase in capital appreciation since the launch of Vista Mutiara back in 2005. Rental is very affordable at RM0.80 psf since the area is very accessible and close to public transportation and other amenities.
Residents of Vista Mutiara enjoy the many facilities provided, and the property being very new with many leasehold years left is not a deterrent for investors.
