还有3天六月就结束了。。。 上几天才上网check check 我刚下手condo的最新价钱,我买时280K,现在每一个agent放出来的价钱都是3字头开始的咯 |

Property price will not just collapse out of sudden (eg. within a month) unless there is a sudden tremendous economy crackdown. With the massive price-hike in last 1 year, re-instated of RGPT (flat 5%) introducing of 70% LVR for 3rd property onward, and also the recent BLR increase, do observe that the price is being stabilised now, but more in a moderate way. This is however depending on the specific property though driven by unique factors such as location and quality. For example in Penang Island where I am reside in, the property price around bayan indah (nearby queensbay mall) such as gold coast, putra place, villa emas still picking up impressively. Gurney park located beside gurney plaza also picked up strongly from ~400k last year, to current 600k (base on advertisement, not actual transaction), could be driven by the future paragon mall. Tanjung park opposite island plaza, price increase from ~400k last year, to current >500k, could be driven by the new Tesco. Not to mention about the E&O seri tanjung pinang, the terres thee was priced ~700k during launch, has now increased to 1.4mil and still picking up.
In short, if you are looking for a property for own staying, just buy whatever you like, do imagine yourselve to be staying there for life, then go ahead. If you are looking for investment, no time is a good time, do your homework and assessment, identify those which offer the long term perspect or easier to get tenants, then go ahead. Trust me if there is really a crackdown, interest rate would hike, risk of lossing job mounted, and nobody would have a gut to put the hard-earned cash to buy more property. |
