尋找 Kepong 附近 Area 的New properties/ On Sales

Kepong 附近 Area 有什麼New properties/On sales property 嗎?大概從Selayang,Sungai Buloh,到 Damansara 附近都靠近Kepong
Double storey
大概budget 是在500k 以下。

EMERALD AVENUE SOHO | Selayang





Engtex is already planning a fifth development in the Tiara series. Lee and his team are currently doing the concept design for proposed semi-detached houses in Bukit Rahman Putra.

Nearer on the horizon is Engtex’s first commercial project, the 3.6-acre Emerald Avenue. The mixed commercial development also in Selayang, with a GDV of RM250 million ,comprises 32 units of 3 and 4-storey shoplots with a street mall, 121 units of hotel suites and 187 Soho units.

Lee hopes to duplicate the success of the Tiara series with Emerald Avenue and start a commercial series.

“But it hinges on the response and feedback for Emerald Avenue, which is scheduled to start construction in 1H 2011 and be completed within three years,” says Lee.

Currently, the property division’s contribution to the group’s revenue is not more than 10% and Lee does not expect it to grow in the short-term.

KUALA LUMPUR: The second phase of Selayang Spring in Selayang, Selangor comprising apartments and a lifestyle mall will be launched mid-October.

The development's marketing agent, REI Properties Sdn Bhd's CEO, Dr Daniele Gambero, said Phase 2, also known as 'Cedar' has a gross development value (GDV) of RM115 million.

"We are open for bookings and we forecast the development to be sold-out within less than 12 months," he said during a media presentation on the new phase.

The project is developed by Barisan Tenaga Perancang (M) Sdn Bhd, a fully owned subsidary of construction group MASA Group of Companies.

The 23-storey building has three wings and will consist of 274 units ranging from 4 to 16 units per floor with sizes ranging from 586 sq ft to 2,783 sq ft. Targeted at young, middle class professionals, Cedar offers 10 different layouts. .

Selayang Spring is expected to be developed in four phases on a 10-acre site.

Gambero said the official launch for Cedar would take place on Oct 15, 16 and 17.The first 70 units will be at a discounted price of RM290 psf.

There will also be a retail launch of a 2.7-acre lifestyle mall. "The mall will have four floors and one floor is to be fully occupied by a movie theater... the main attraction of the shopping mall will be a multiple-screen cineplex with the entire shopping mall designed and themed as a "movies' world"," he said, adding that the other three floors will consist of 97 retail lots.

Phase 2 is expected to be completed by end of 2012 or early 2013. On developments on the third and fourth phase, Gambero said details have yet to be finalised.

To recap, Phase 1 of Selayang Spring, known as Damar with 284 units has been 100% sold by August this year since it was launched in 2009. Damar, with a GDV of RM81.5 million is to be completed by early 2012.

现在要找kepong area 500K以下的新property因该只有condo或apartment。新launch的排屋都从600-700k起。semi-d要近200万了。以上所说的emarald和spring都是最近才launch的。本人会比较排斥emerald,因为在医院隔壁。而spring会远少少,可是被树林环绕着,我也在那里买了间。希望你会加入我们的大家庭。

的確還蠻難找的
那如果是600k以下有什麼?
sg buloh 應該還可以找到500k 以下,甚至300左右也應該有。
慘,我們這些kepong kia 全部要搬離到那裡。
真無奈。

那天看到传单,在靠近carrefour后尾附近还有一片空地要起semi-d,不记得叫什么project,因为不可能有钱买所以看看就丢了。 价钱实在很变态。那里附近有很多起不久的双层排屋二手价都600-700K。你确定idaman hill semi-d卖900k? 那里附近的perdana residence 2 3层排屋开价800k,现在超过100万了。semi-d因该不止这个价钱吧?selayang springs condo一间1300sqft+的都卖靠近500k了。
