好苯的算法,那两年的租金一次过拿完吗?不用给银行利息吗?哈哈!

RM 737,500的屋價,一年Rental income才RM 30,600.
这没有扣Maintenace Fee,Quick Rent, Assessment,最重要的,那些guarantee Rental return 的,都会有charge 一种叫management charge的费用。
RM30,600/RM737,500:4.15% 回酬。
如果扣了全部费用,可能倒贴。

希望楼主别误导人,请列明其他费用,E.g. Maintenance fee/sqf2, sinking fund, etc.

好,我们不说rental income, 说地产增值!
您肯定2年一定会到RM700/Sqf2?

我们再开现在的经济,Mont Kiara一带多数是韩国,日本人。
现在很多大厂VSS,如PANASONIC,Higashifuji,Daikin (O.Y.L.), Samsung,etc.
mont kiara现在也over supply 了。如果买了这单位2年后没人租,怎样?会酬就会降到<2%.

好,我们在研究日本/韩国人的喜好。
其实日本人是很spirit的,唯一不好就是大男人和喜欢比较,如果他比朋友租了比较贵的单位,他会压你價的。
还有,韩国/日本人都喜新忘旧,两年后的单位都旧了,怎样和新的比?

以上纯粹是个人分析,别太在意。
