The Board of Directors of Axis REIT Managers Berhad, the management company of Axis-REIT, wishes to announce that RHB Trustees Berhad, the trustee for Axis-REIT, has entered into a sale and purchase agreement on 24 October 2016 with Malaysian Qualifications Agency for the Proposed Disposal of Axis Eureka.

AXIS产托Q3净利增49%

2016年10月25日
(吉隆坡24日讯)AXIS产托(AXREIT,5106,主板产业信托股)截至9月30日第三季净利,按年增长49.47%,并宣布派发每单位2.05仙的第三次中期股息。

该产托第三季净赚3645万6000令吉,相等于每单位3.30仙,高于上财年同季的2439万令吉或每单位2.23仙。

至于营业额则略增0.30%,从4185万7000令吉,提高至4198万2000令吉。

合计首九个月,该产托净利按年提高23.13%至9802万6000令吉或每单位8.9仙;而营业额则微升0.94%,达1亿2497万令吉。

根据文告,AXIS产托在截至第三季,取得总值2966万4000令吉的重估净利。

5613万售赛城办公楼

AXIS产托的管理公司看好该产托目前的投资组合,以及积极追求优质收购的增长策略,打造令人满意的表现将延续至下一个季度。

另一方面,AXIS产托管理公司宣布,以总值5613万2075令吉脱售位于赛城的4层办公楼Axis Eureka。

AXIS产托的托管公司RHB Trustees公司,与大马学术资格鉴定机构(Malaysian Qualifications Agency,MQA)今日签署买卖协议。

该项脱售计划符合AXIS产托的目的,因管理公司相信在持有Axis Eureka的5年内,已把该项资产的创造收入潜能发挥到极限。

管理公司认为,未来租金增长空间有限,且加上目前获得有利售价,是脱售的好时机,并把资本收益用在可增进收益潜能的产业上。

在脱售之后,预计将取得约120万令吉净利,将带来额外的每单位0.11仙股息。

至于剩余的资金将用于减少负债,让该产托有举债空间,以在未来进行收购或发展。

根据文告,该项脱售计划把AXIS产托的负债率降低至32%。【e南洋】

售Axis Eureka利好.AXIS产托财测微调

(吉隆坡25日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)2016年首9个月净利符合市场预期,分析员正面看待脱售Axis Eureka计划。

AXIS产业信托2016年首9个月净利达到6710万令吉,符合市场全年预期的71%,惟却低于肯纳格研究全年预测的66%,并宣布每股派发2.05仙中期股息。

肯纳格研究表示,该信托的营业额低于该行2016财年预测的67%。

新资产料推高季度表现

“我们预计在新资产注入——还未完成收购计划的柔佛巴西古当仓库推动下,将能推高季度表现。”

但是,该行对于AXIS产业信托的占有率和价格调高幅度预测却过于乐观看待。

AXIS产业信托首9个月的每单位分利为6.15仙,同样低于肯纳格研究的预估,仅达到预测9.29仙的66%。

AXIS产业信托宣布以5610万令吉脱售Axis Eureka于大马学术资格鉴定机构(MQA),预计从中将可获利120万令吉且预估将于2017财政年回馈给股东。

肯纳格研究中和和略微正面看待此脱售计划,因为Axis Eureka出租率低于59%,盈利贡献并不显著。

马银行研究则正面看待此计划,惟随Axis Eureka脱售计划预计将于2017年首季完成,因此下修2017至2018财政年财测2%。

AXIS产业信托已敲定两项工业资产收购计划,包括以3300万令吉收购位于巴西古当的仓库和以4200万令吉收购位于万挠的工业园区。

AXIS产托末季净利增43%

2017年1月19日
(吉隆坡18日讯)AXIS产托(AXREIT,5106,主板产托股)截至12月31日末季,净利按年增长43.2%,同时宣布派发每单位2.10仙的终期股息。

末季净利从前年同期的1695万1000令吉,提高至2426万6000万令吉,或每单位净利2.2仙。

营业额也按年上涨6%,从4000万8000令吉增加至4239万令吉。

累计全年,净利年涨26.6%至1亿2229万2000令吉,或每单位11.1仙;营业额按年微增2.2%至1亿6736万3000令吉。

派息2.1仙

AXIS产托也宣布派发每单位2.10仙的终期股息,除权日落在1月31日,享有权益日为2月3日,而派息日是同月28日。

累计全年,该产托共派发每单位8.25仙股息。

看好市场租赁需求
AXIS产托4亿收购4厂房


2017年1月20日
(吉隆坡19日讯)AXIS产托(AXREIT,5106,主板产托股)看好市场对旗下工业厂房资产的租赁需求,因此,今年再接再厉计划收购总值约4亿令吉的4项工业厂房。

总执行长兼财务董事梁洁美,在今天的“2016财年汇报会”提到,市场对独立式和综合厂房的需求不减,因此,公司将进一步扩大旗下工业厂房的管理规模。

“虽然市场的工业厂房成交量和成交额,有按年下跌趋势,但这只归咎于半独立和排屋式(Terraced)厂房,而市场对独立式厂房和综合厂房的需求量仍存在。”

梁洁美说:“我们所持有的资产,多为独立式和综合厂房,因此,我们有信心旗下的出租率,在新财年继续有所表现。”

AXIS产托计划在今年收购4项工业厂房,分别位于雪兰莪八打灵再也51区、雪邦、彭亨州关丹,以及柔佛努莎再也,收购总额约4亿令吉。

PDI中心年杪完成

此外,AXIS产托首个兴建和租赁资产——Axis PDI中心,工程目前如火如荼,首期厂房预计今年杪完成,明年出租予雀巢产品公司;第二期将在首期完成后动工。

梁洁美补充:“一旦完成PDI中心建设后,公司旗下管理的资产总值将达24亿令吉。”

去年8月,AXIS产托和雀巢产品公司签署兴建和租赁协议,兴建51万5000平方尺的雀巢分销中心后,再出租予雀巢产品公司,为期10年,另有2至3年的延长选择权,估计每年可为该产托捎来1922万令吉的租金收入。

脱售Eurake降负债率

AXIS产托在去年以5613万2075令吉,脱售该产托旗下唯一位于赛城的资产Axis Eureka,预计在今年首季完成脱售。

AXIS产托已持有Eurake五年,截至去年12月31日,该资产的出租率59.6%。

梁洁美指出,AXIS产托在上述脱售中赚得约120万令吉,能降低现有的负债率34.78%,至33.5%,同时贡献每单位股息(DPU)0.11仙。

“由于赛城的办公楼市场低迷,我们认为,Eurake租金在未来上涨空间有限,加上有利市价,让公司获得脱售机会。”

对于出租率低至11.94%的Axis Business Campus,她解释,目前正向数家潜在租户洽谈,出租率有望在今年能达到50%以上。

与此同时,该产托也为Axis Vista找到租户入驻,出租率能在本月,从65.31%提高至100%。

平均出租率92.03%

截至2016财年,AXIS产托共管理39项产业,比前年增加5项,总值22亿4000令吉。

其中26项产业的出租率高达100%,平均出租率则为92.03%,比前年的91.97%高。前年平均出租率是自2011财年以来最低。

空置空间仅7.97%

AXIS产托旗下所管理的资产空间总数为760万6863平方尺,目前的空置空间共有60万6585万平方尺,占总空间的7.97%。【e南洋】

行家建议

AXIS产托去年9030万令吉的净利,与我们的预期相符。

在过去的12个月,AXIS产托的股价表现落后其他产托,但该公司2017至2019财年的周息率,预测介于5.8%及6.6%,在行内较为突出。整体产托领域的周息率,预测为5.7%至6%。

接下来,AXIS产托的激励因素,是脱售成熟的办公室资产和收购新资产。

不过,我们担忧,办公室与非办公室供应的竞争白热化,AXIS产托的营业额增幅,可能较目前的预测来得低。

另外,未来10年的租金调升展望平平,也影响周息率的预测。

同时,未出租的面积也较难寻得租户。

AXIS产托首季净利跌10%

2017年4月26日
(吉隆坡25日讯)AXIS产托(AXREIT,5106,主板产托股)在截至3月31日的2017财年首季,净利按年跌9.8%,但仍宣布派2.15仙股息。

该产托向交易所报备,首季净利从去年同期的2512万令吉,减少至2264万7000令吉,或每股2.05仙。

营业额则从去年的4121万5000令吉,增3.6%至4269万3000令吉。

据AXIS产托文告,截至首季,旗下资产共有38项,租用率达92%。

总执行长兼财务董事梁洁美指,旗下资产表现稳定,能够为股东给带来良好回酬。

“产托在首季享有加权平均租赁期限(WALE)长达4.46年的表现,租金也上调5.8%。”

派息2.15仙

另外,AXIS产托宣布派发2.15仙的首次中期股息,高于去年同期的2.05仙;除权日落在5月8日,派息日是同月31日。 【e南洋】

盈利上涨空间有限

目标价:1.73令吉

最新进展:

AXIS产托(AXREIT,5106,主板产托股)截至3月底首季,净利年跌9.8%,但仍派息2.15仙。

该产托首季净利从去年同期的2512万令吉,减少至2264万7000令吉。营业额则从去年同期4121万5000令吉,增3.6%,录得4269万3000令吉。

行家建议:

AXIS产托本财年首季的净利,符合我们与市场预测。

该公司计划为巴生空置的Axis PDI中心,进行提升工程并把它转变成一间大型分销中心;而且已与雀巢生产私人有限公司签署了租约,也会在该中心设立分销仓库。

Axis PDI中心提升工程料于2018财年完工,我们相信,提升工程后,AXIS产托未来盈利正面,因为物流与仓储设施拥有稳定的市场。

此外,若AXIS产托完成所有计划中的工业厂房收购活动,投资组合的办公室比重将会降低至39%。

不过,现财年盈利上涨空间有限,所以维持“守住”评级,目标价微微下调至1.73令吉。

AXIS产托积极收购.拟拓展彭砂沙

大马工业需求蓬勃发展,以出租工业资产为主的AXIS产业信托(AXREIT,5106,主板产业投资信托组)积极收购资产,今年将拨出1亿6000万令吉充作收购用途,并有意拓展业务至彭亨及东马。

拨1.6亿充收购用途

首席执行员梁洁美接受《投资致富》专访时表示,大马外来直接投资蓬勃发展,因此AXIS产业信托持续专注收购优质工业资产。目前正在收购的3项资产中,2项资产来自柔佛,另一项则来自关丹。

“柔佛2项资产收购价分别为3300万令吉及5000万令吉,关丹资产收购价则为1亿5500万令吉,预期今年第三季可完成交易。”

她补充,公司也正物色东马的工业资产,因当地的工业发展日益蓬勃。

拟购A级物流资产

AXIS产业信托投资主管西瓦表示,公司有意收购A级物流资产,主要租户对象为上市公司或跨国企业。

针对阿里巴巴在大马设立数字自贸区(DFTZ),梁洁美表示,自贸区将提振电子商务发展,预期物流领域发展可期,公司仓库资产从中受惠。

询及为雀巢(NESTLE,4707,主板消费品组)建造的分销中心一事,她说,分销中心建筑工程符合预期,目前已经完成约20%,今年杪竣工,届时公司每年可从雀巢获得1922万令吉的租金,为期10年,每3年调涨租金。

她说,上述分销中心原为PDI中心资产,占地50英亩,分销中心只用了24.78英亩。

她补充,PDI中心距离加厘岛港口车程只有15分钟,因此公司可为市场打造符合市场需求的工业资产。

今年4月,MMC机构(MMCCORP,2194,主板贸服组)、森那美(SIME,4197,主板贸服组)产业臂膀、印度最大私营港口营运商Adani港口及经济特区有限公司(APSEZ),将探讨共同开发加厘岛的港口海洋城项目。

5610万售Eureka资产
派息0.12仙

至于脱售Eureka资产一事,梁洁美表示,脱售程序已完成,脱售价为5610万令吉,获利135万令吉,相等于每股股息0.12仙。

梁洁美说,上述0.12仙股息,其中0.05仙将在首季派发,0.07仙股息将在第二季派发。

截至今年3月,该公司未出租面积为60万5244方尺,占总面积的8.14%。

“若所有面积成功出租,每年将为公司带来1600万令吉的收入,相等于1.45仙股息。”
