News Release - Quill Capita Trust reported Earnings Per Unit of 2.29 sen in 3Q 2014
Kuala Lumpur, 26 November 2014: Quill Capita Management Sdn Bhd (“QCM”), the manager of Quill Capita Trust (“QCT”), a listed commercial real estate investment trust (“REIT”), wishes to announce that QCT’s realized net income was RM8.93 million for the quarter from 1 July to 30 September 2014 (“3Q 2014”). This was an increase of 0.2% from the realized net income of RM8.92 million reported in the corresponding quarter in the preceding year (“3Q 2013”).  The realized net income for the current quarter was higher than 3Q 2013 mainly due to higher net property income and savings from lower administrative expenses incurred. Correspondingly, QCT reported an earnings per unit (“EPU”) of 2.29 sen for 3Q 2014.

Qcapita (5123,REITs) 发布了 3Q2014 quarter report:

Revenue 上升 RM404k, 或 2.3%
Profit微微上升RM15k, 或 0.16%

Qcapita 管理层表示,revenue 上升是由于部分产业跟新租约所致,而2014年尚有18%的租户还未更新租约,管理层正努力完成续约工作。2015年则有20%的租约到期。

Qcapita现在正进行数项AEI(assets enhancement initiative) 如 wisma technip 的翻新,导致公司的repair and maintenance costs上升10%

相比起klang valley office平均占用率83% Qcapita 3Q2014 的占用率为91%

值得注意的是,Qcapita 100%的贷款属于fixed rate, 利息为4.3% 所以就算2015年升息,也预计不会对Qcapita构成大影响。however, 64%的贷款将在2016年期满。

platinum sentral的收购预计会在2015年第一季度完成,这项收购将以RM476,000,000现金,外加发行 206,250,000unit的新unit集资(发行价为RM1.28) 同时,qcapita manager - QCM也要求以20,387,000新unit取代现金支付manager fee

桂嘉信托末季赚860万

(吉隆坡19日讯)由于行政费用和贷款成本更高,桂嘉信托(QCAPITA,5123,产业信托)截至去年底末季,净利达860万6000令吉,仅微增0.05%。

该公司向马交所报备,末季营业额达1818万3000令吉,扬5.06%。

桂嘉信托指出,全年净利累积3416万3000令吉,跌1.08%;营业额则起1.9%,报7024万9000令吉。

同时,该公司建议派发每单位收入分配4.28仙,料于今年2月27日派发,全年共派发8.38仙。

另外,截至12月底,公司产业组合的总值达8亿3770万令吉,其中投资产业增值达610万令吉。

桂嘉信托主席拿督莫哈末胡申指出,该公司积极的管理策略,保持营业额持续增长和维持收入分配表现。未来,将继续积极提升、管理及收购资产。

去年,该公司97%租约获得更新。同时,净租用面积出租率高达91%,高于吉隆坡市内办公楼平均83%的租用率。

今年内,桂嘉信托的产业组合中26%租约到期,因此将继续加强行销,提高出租率。

另外,Platinum Sentral的收购计划即将完成,料于年中就开始为公司带来稳定和持续性的收入。【南洋网财经】

News Release - Quill Capita Trust achieved DPU of 8.38 sen for FY2014
Kuala Lumpur, 19 January 2015: Quill Capita Management Sdn Bhd (“QCM”), the manager of Quill Capita Trust (“QCT”), a listed real estate investment trust (“REIT”), wishes to announce that QCT has achieved a realised net income of RM8.5 million for the fourth quarter of 2014 (“4Q 2014”). This is a marginal decrease of approximately 1.1% from the realised net income of RM8.6 million recorded for the fourth quarter of 2013 (“4Q 2013”). Despite recording a higher net property income of 2.7% compared to 4Q 2013, the Trust recorded a slightly lower realised net income for the quarter mainly due to higher administrative and finance cost.

QCT achieved a realised net income of RM34.2 million for the financial year ended 31 December 2014 (“FY 2014”), which is marginally lower by 1.1% compared to the realised net income of RM34.5 million recorded for the financial year ended 31 December 2013 (“FY 2013”).

桂嘉資產前景謹慎

(吉隆坡20日訊)桂嘉資產管理(QCAPITA,5123,主板產業投資信托組)第四季與全年淨利按年挫1.1%,分析員對辦公室出租之更新保持謹慎,主要是巴生河流域辦公室供應過剩,這將是其前景明暗之關鍵。

安聯星展研究認為,出租率將是桂嘉資產管理浮沉之關鍵,這個財政年度將有26%產業屆滿,其中2%已更新,其餘70%來自單一租戶(即敦豪快遞(DHL),而管理層仍然對更新有信心。

馬銀行研究對該公司近期前景保持謹慎,主要是辦公室供應過剩將對留住租戶形成挑戰,辦公室約佔桂嘉資本貢獻之64%,供應過剩可能導致租金調整低。

第四季與全年核心盈利分別挫至850萬令吉與3千420萬令吉,主要是維保成本按年揚7.5%、融資成本增2.9%、利息收入挫7.6%,惟租金收入增1.9%。

豐隆研究說,該公司去年在疲軟市場仍保持91%出租率,相比巴生河流域平均為83%。至於利率上漲之衝擊,相信自2011年第四季以來的固定借貸利率可抗風險。

安聯說,出租仍呈活力,18%的淨出租面積更新於2014年第四季屆滿,整體出租率91%,相比2013財政年之尾端92%。

分析員說,Platinum Sentral注入產託有些微延宕,料延至2015年首季的1月,而整個建築首季才完成,預料不影響單位派息,也維持財測。注入Platinum Sentral可能造成短期盈利稀釋,業也造成負債調高至45%,逼近50%頂限。

安聯說,儘管理論上借貸皆為固定成本,然而成本將隨之上漲,該公司將對中期票據作定案,以使利率介於4.6%至4.8%。

桂嘉股东应支持豁免全面收购

(吉隆坡25日讯)桂嘉资本(QCapita,5123,主板房產信託股)的独立顾问今日建议,非利益相关股东应该投票支持MRCB仙特拉產业私人有限公司,豁免进行全面收购的建议。

桂嘉资本早前宣布,將通过发出新单位,向马资源(MRCB,1651,主板產业股)旗下公司MRCB仙特拉產业私人有限公司收购资產,后者將寻求豁免进行全面收购。

由於这项全面收购涉及股东的利益,同时,也是这项收购计划是否能够执行的关键,因此,桂嘉资本委任KAF投资银行进行独立评估,及为非利益相关股东提供建议。

KAF投行在独立评估报告中表示,这项豁免建议对於非利益相关单位持有人而言,是公平及合理的。因此,建议非利益相关单位持有人在即將到来的会议上,投支持票。

该投行在报告中指出,这项包括收购、私下配售及豁免建议的计划,可带来的利好效益多於不利的影响。

通过这项行动,马资源將成为桂嘉资本的大股东,加上,所提供的优先购买权,让桂嘉资本可以获得购买其大股东所持有的一系列办公楼產业的优先权,让非利益相关单位持有人,在长期內,可以通过桂嘉资本的成长受益。

2730万脱售资產此外,桂嘉资本发佈另一则文告指出,该公司已与Aldwych Capital有限公司达成资產买卖协议,建议以2730万令吉的代价,將八打灵再也的一项资產脱售给后者。

文告指出,桂嘉资本將位于八打灵再也13区的一栋5层办公楼及底层停车场,出售给Aldwych Capital有限公司。

桂嘉资本表示,由于该產业发展空间有限,加上该出售价具吸引力,因此决定出售,以释放该资產的价值。

文告称,可以从该项脱售获得2万6550令吉收益,不会对桂嘉资本2015財政年净利带来显著影响。

桂嘉信托(QCAPITA,5123,产业信托)向马资源收购Platinum Sentral的举动,不仅大幅提高总资产,且能加速和增强在办公室产托的地位。

同时,近期脱售QB10产业,可缓冲负债率近50%的上限,并有现金可收购其他潜在项目。

桂嘉信托未来的催化剂,是马资源和公积金局或将旗下的资产陆续注入。

于2007年上市的桂嘉信托,当时只有4项产业,即QB1DHL1、QB2HSBC、QB3BMW以及QB4DHL2,资产总值为2亿8000万令吉。

在上市后,该产托积极地将多项产业注入在其组合内,包括Technip大厦、满家乐大厦(部分)、QB5IBM、QB8XPJ、QB10SS13和槟城特易购。

截至去年,桂嘉信托旗下组合共有10项,总值8亿3770万令吉,在过去的7年共增长近2倍。

马资源持31%晋大股东

桂嘉信托于去年宣布,以7亿4000万令吉向马资源(MRCB,1651,主板建筑股)收购吉隆坡中环(KL Sentral)旗舰办公楼Platinum Sentral和地段。

市场对于这项收购活动都看法正面,主要因位于策略性的交通连接中心。

一旦这项收购活动完成,将促使该产托的资产总值,大幅提高87%至15亿7000万令吉,增强其办公室产托地位。

然而,更为重要的是,鉴于这项收购计划的部分融资将发行新股给予马资源,完成后也将促使后者崛起成为该产托大股东,持有31%股权。

马资源注入200亿资产

根据丰隆投资研究指出,马资源曾向媒体披露,该集团计划每年将总值至少10亿令吉的资产,注入在桂嘉信托。

据媒体报导称,马资源进行中的工程总值达200亿令吉,这些资产都可以在未来注入到该产托内。

其中,媒体报导指,近期可注入的资产包括中环大厦(Kompleks Sentral)、Alam Sentral大厦和中环Sooka等。

不仅如此,作为马资源单一大股东的雇员公积金局(持有36%股权),也很有可能将产业注入。

若马资源和公积金局皆积极地为桂嘉信托注资,将加速和增强其办公室产托的地位,并成为国内最大型办公室产托之一。

回顾桂嘉信托在过去4年的业绩表现,营收大约在7000万令吉,而净利则在4000万令吉的水平左右。



交易价约14倍本益比

估值方面,该股目前以14倍的本益比交易,但从股价净值比而言,则出现将近8%的折价。

截至2014年12月,该股每股净资产为1.3446令吉,但周五闭市价格却低于该水平,收报在1.24令吉。

至于股息政策方面,每年将以可分配的净利90%派息,且每年至少派发两次,而过去3年的派息同为每股8.38仙。以当前的股价水平,该产托的周息率达6.8%。

近期,桂嘉信托建议以2730万令吉脱售QB10SS13产业,预计将在上半年完成。

在这项脱售活动所获得的资金,将用作为资产增值计划、收购带来看收益增长的产业,以及营运资本。

兴业研究指出,鉴于该产业只占资产组合的3%,而且自2012年4月以来已空着,过去两年多以来,并没有带来租金收入。

因此,脱售计划不会对收益带来负面冲击,并且可省却该产业长期的维修成本。

投资该股的潜在投资风险,则包括办公室空间供应过剩、管理层可能出现变动和发行新股导致盈利稀释化等。

别以为Qcapita以27.3mil出售qcapita building 10得以获利RM4.6mil(售价RM27.3mil – 买入价RM22.7mil = RM4.6mil)根据qcapita提供的报告,预计这次出售产业在减去种种费用后,只能为Qcapita带来RM26.5k的收入,这真的是少的可怜,quill building 10现今的月收入绝对不止这个数目(虽然现在Quill Building 10正处于空置状态)

However,qcapita在报告中的官方说辞为:“Quill building 10的租金未来难以调升,而买方出价合理,Qcapita把这视为释放现金以买入更高回筹产业的良机” 从上述的数据看来,出售产业真的只是为了套现,没有任何kangtao可言。

Qcapita补充表示,出售Quill Building 10获得的资金将用于产业翻新,购买新产业,或当作营运成本。并且不会对NAV, earing per share, gearing等等照成重大影响。

无论如何,其实Quill Building 10只占qcapita总资产不到3% 出售Quill Building 10对Qcapita而言不痛不痒,但是,如Qcapita善用这笔钱用于翻新或买入其他产业,预计投资的回报绝对不会亚于Quill Building 10现有的租金,可是,这就得考验掌舵人的功力了。

桂嘉放眼未来2年 总资產翻倍达32亿

(吉隆坡12日讯)桂嘉资本(QCAPITA,5123,主板房產信託股)放眼在未来1至2年內,將持有的总资產额从16亿令吉,翻倍至32亿令吉。

该公司首席执行员杨素玲在今天的股东大会与特大的记者会表示,「我们会继续在巴生谷及檳城寻找良好的资產收购机会,以增加所持有的总资產额。」

另外,该公司也提到,马资源(MRCB,1651,主板產业股)所提供的优先购买权,让桂嘉资本可优先选择购买前者所持有的一系列办公楼產业,非利益相关单位持有人也可在长期內通过桂嘉资本的成长受益。

桂嘉资本股东在週二的股东特大中,通过收购马资源旗下总值7亿4000万令吉Plantinum Sentral资產的建议。

在完成收购后,桂嘉资本的总资產额將会从早前的8亿6000万令吉,增加至16亿令吉。按总资產额计算,桂嘉资本將成为国內第8大房產信託公司。

桂嘉资本早前提出,將通过4亿7600万令吉现金、以及发出每股1.28令吉的2亿零625万新单位,向马资源收购该资產,后者在完成收购后將持有桂嘉资本的41%股权,並寻求豁免进行全面收购。

出席记者会的包括,丰隆投行集团董事经理兼首席执行员李艷玲,以及该投行股票市场联席主任彭寿龙。

Plantinum Sentral是一座位于吉隆坡中环的商业大楼。

杨素玲表示,该商业大楼的出租率近100%,將带来正面回酬。

她相信,在完成收购后,桂嘉资本的收益分配预计会比现有的每股8.38仙来得高,然而,她没有透露每股收益分配增长的幅度。

出租率增93%

隨著这项收购完成,桂嘉资本旗下整体资產出租率將从原有的91%增至93%,高於该领域的平均出租率83%。

另外,负债率也会增加至0.43倍,杨素玲表示,这依旧处在可负担范围內,「公司的负债率仍在0.5倍以內,因此,公司仍可以为未来的项目,借贷约1亿令吉。」

在这项收购活动中,马资源將成为桂嘉资本最大的股东之一,杨素玲表示,新董事成员將会在3月杪完成重组,其中有3名来自马资源,2名来自桂嘉资本,以及1名来自Global Jejaka有限公司。

此外,该公司也將易名「MRCB-Quill房產信託」。

(吉隆坡17日讯)桂嘉信托(QCAPITA,5123,产业信托)宣布,将私下配售6500万个单位的价格,定于每单位1.20令吉。

根据文告,桂嘉信托通过竞标定价的方式,将每单位配售价定为1.20令吉,相等于5天加权均价的折价1.86%或2.27仙。
