Different Developer use difference method to calculate build up area.

Eg - East Ledang, Leisure Farm etc do not include car porch & open balcony is sized half of the area.
(generally for Semi D onward type)
Whereas most other development include patio, balcony & car porch to the full size.

Very easy to identify :
Eg - SEC Mahogany (see attached Layout Plan) -

Build up for L1 + L2 w/o car porch (intermediate) = approx 865 + 940 = 1805sqft
Build up is way below 2100sq-ft (as indicated in their web) if exclude car porch !

Thise who have the actual dimension (from the SPA Doc) can upload to verify.

难怪Built-up不小,可是感觉小很多。。。

Interestingly, Setia Eco Village current terrace in their web page seem more believable - that car porch is not included in the build up area.

Wonder why the different standard of measurement

Btw, the 3-sty SEC build up area may also exclude the car porch; someone with the dimension can upload for confirmation ?

照理说,只有有盖的可使用的空间才可以被计算在内。。。

There are property that built up area are formulated it total space of a house consumes that includes the carpet area and the area of te walls put together that is approx 10% more then the carpet area.

Base on your finding which is 1805sqft, let said we guess correctly by mutliply by 10% , it give approx 1985sqft.

There also possiblity it use the Super Built up area calculation that includes built up area , plus common usable spaces like stair cases, passsages or lifts. it is usually 25% more then built up area. In this scenario , 1805sqft x 25% , that would be 2256sqft.

Using different method to calculate build up by the same developer seem quite unusual.
It may seem like "cheating" for potential buyer when things like this are not make know / inform by the developer either by their Sales personnel or indicated in their Property catalog.

That's might be developer sales strategies..
However, on the SPA it is using the Land size i.e. 166sqm which also means 22x80ft. There isn't any written of built up area on SPA, anyone can clarify this?
