就是说这个area 肯定有什么惊人的吸引力，不然为何不再有如此中价房屋，而去到更高价位。
700-800k 也是很多staff 买，就知道这个地点不是玩玩了

1prima 虽然讲是1prima, 如果整个地区炒起来，20X65 卖 500k 也是便宜，1prima 是比市价便宜大约20%，当然市价是现在这个地区的市价。而且1prima 的地点通常比较不美

Elmina is a very big township, consist of elmina east, elmina west and kota elmina(far, further away ...)

in elmina east master plan 没有看到 prima 1 project, elmina east double storey later launch 是非常贵.

Denai alam新的 launch over a million 3 storey, double storey below rm800k - rm800k+ 是 sub-sales 新房子
我喜欢 Sime Darby township, one of the reason 是你有选择 toll or non-toll 路线.
Elmina和Denai Alam是不需要, 唯一通过Guthrie才能到, 你有选择 to use jalan sungai buloh from kota damansara, or at the back of subang air port road or jalan sungai buloh beside/along Guthrie highway. check google maps.

Alam Impian 每日 RM1.40 + RM1.40 长期后 给更多的钱, 购买 one row of row typical terrance house.

Denai alam 的环境, 景色优美, go check it out, you will like it. Mostly people get attracted by the environment but scared away by the price.

Denai alam 的房子设计也比较多选择

for that price range, you will have better choice else where.

16-Sierra, sierra 8 subsale also rm600k++

lyden rm800k++ for a leasehold 22x75 is a no no buy for me.

if you work in cyberjaya and die die wanna get property close to that place, can consider Equine Park

可以看看 Puchong Utama (14哩) ,哪里有新的排屋，刚拿锁匙不久，价钱差不多500k-800k

正确, that's why the plan for prima1 housing area in elmina west and kota elmina, both location further away.
elmina east which is closer to denai alam and at the opposite of guthrie highway, after phase 1,2&3, 你不能找到 below rm800k new launch for landed property.

除非2年后你买 ariza 20x88 sub sales. normally rm599k flip still below rm800k
所以 22x80 sub sales new house in denai alam now quite a good deal. location wise better and size bigger than ariza.

但是Denai Alam没有GnG，听说现在的治安已经不好了，有很多家进贼。其实为什么Sime Darby不弄GnG？现在KV的治安很差，没有GnG，有一点担心。现在要买，也只能买Subsale吧？我看到那Fernlane好像不错，只是不喜欢它那个隔car porch和客厅的东西，而且担心治安。

你如何看待Aman Putri呢？至少这个是24hour guarded。

Elmina East还有新的Phase？或者只能等sub-sales？

Denai Alam没有GnG, some phases come with single entry exist point, 所以 want form G&G later will be easier.
如果Sime Darby弄 fully GnG, then the title is no longer individual title and higher maintenance fee.
Fernlane 较早我看到 furnishing 不错, 质量相当不错的构建
那个隔car porch和客厅的东西 ??? sliding door? or koi pond ?
Thier car porch quite wide, doesn't looks like 22 ".

Aman Putri 也不错 价格较便宜和较小 but further away lo... Aman Putri is above elmina east leh ... I suggest you go to check out the site environment first.

If you don't mind leasehold, and prefer cheaper price and G&G can try cahaya spk sub sale there they have nice club house , behind denai alam further few km. But next time use dash highway need to pay extra toll.

along guthri highway, for now only bukit jelutong and denai alam and future elmina is freehold land. that's why their price is expensive.

对，那是一个好像pond的东西，我觉得是浪费空间的。 如果没有那个东西，客厅会比较大。而且我留意到它的不是sliding door，是折门。
Fernlane的设计不错，而且里面用的料也很好，比如厕所。我是从iproperty那看照片，还没有真正去看。

Aman Putri的设计比较差，尤其是Phase1的。看图像，Phase 2的设计比较好，但是还没有建好，还没有看到真正是怎样的。只是比较喜欢他们的24hour guarded。地点方面，问题不大，我现在是住Selayang的，活动空间通常在Kepong，所以Aman Putri和Denai Alam，差别不远。只是Aman Putri里面的用料就比Fernlane差太远了。所以价钱也比较便宜。

浪大浪费 very personal, someo people like it as water features.
the fish pond I saw some owner reno and covered it for 比较大的客厅
Sime darby 用的料很好 很 solid leh, I like their furnishing and almost can move in condition no need to reno alot of thing.

24hour guarded have to see later those community willing to pay to maintain or not unless stated in the S&.
