听agent说入伙纸应该最迟五月会出...
我前天刚给了3% (RM7440)...
这两个星期要给剩余的7%... 还有办理一切的S&

,手续和贷款等...
我想请问你,以你的经验,除了10% deposit (RM24800),我其他的legal fee,lawyer fee, stamping,loan statement等等等等一切杂费,大概还有多少?
坦白说,我对介绍condo给我的那个agent说的话,不是完全相信...
感觉agent说的话,还是不可靠...
他说要介绍panel lawyer和banker给我...
但我怕他们看我年轻,可能会算我很贵...
希望你能大略帮我仔细列出,各项杂费的开销,好吗?
我能知道你在那里工作?
方便告诉我吗?
如果只是去问些问题,要给你们费用的吗?
我觉得你还蛮坦白的...
可能考虑找你介绍律师...

你现在给了3％的deposit。。
然后如果你肯定要用哪个ageng介绍的律师的话。。
那边的律师会安排你签买卖合约。。

如果你不要用他们介绍的律师的话。。
就要尽快找你的律师。。
因为你签的那份offer to purchase有condition stated within 14天要sign agreement的。。但是这点你不用担心。。
你尽快找你要的律师楼。。然后他们会帮你安排的。。

然后关于banker那边。。如果你信不过那个agent的话。。
我也是有介绍的。。或者你拿你的offer to purchase去任何一个bank询问详情也是可以的。。。

关于费用的详情。。
其实你是需要给买卖合约的律师费（包括stamp duty的）。。
还有银行贷款的律师费（这点你可以拿entry cost 银行会cover掉律师费）。。
房屋的估价费用。。
暂时我记得是这些而已。。

? 我是上个星期六(27/3)才前offer letter和给那3%的...
或者是我们约傍晚见面?我工作到六点....
agent是说,他帮忙弄的话一切杂费大概要7-8k...
以下是他写给我的:
stamp duty RM 3500
lawyer RM 2000 (他说能扣30%)
Other fee RM 300-500 (他没说清楚是指什么)
Loan Agreement RM 1XXX
他说用developer的panel lawyer会比较好...
一切文件都能很快弄到....
但我是觉得developer的panel lawyer,多数应该是站在developer的...
怕对我以后若屋子有任何问题,我会吃亏...
还有他也说用他的banker会比较好...
对我贷款时,会有帮助...
他说现在因为入伙纸还没有发,所以其他银行的banker估价,最多只能到220k,虽然我买的价钱是248k...
他说他的banker可以帮我把屋子估价到250k...
这样的话,我就能贷款到更多的钱...

我现在给了agent3%,他说原本的owner,也已经在offer letter里面签名了...
这样的话,我可以开始自己以上星期签的offer letter,去寻找自己的律师和banker帮我处理一切事情了吗?
我是指剩余的7%,我想透过律师,帮我转交给该agent的公司....这样应该不会被要求给额外的费用吧?
坦白说,介绍我买屋子的那个agent,服务的态度和效率,都不是很好...
每次都要我打电话去催他和安排时间....

感觉他说的一切费用等,也都比市价贵... (应该是他自己私下又有抽佣金...)
这次只是碰巧他手上有我要的屋子,我才找他买的

其余的7％不是交给agent了的。。
是直接交个屋主的。。
如果屋主和你用同一个律师的话。。
当你签了买卖合约我们就会约屋主上来签名交其余的7％。。
如果不一样的律师的话。。我们就会交给屋主的律师。。
放心。。不会通过agent了的。。
