REFINANCE取得高LOAN MARGIN HOW?

我想请问高手如何REFINANCE可以取得高LOAN MARGIN?银行告诉我有3个LOAN,只可以批准70%吧了,到头来也是拿 ...

   let say u have 3 housing loans:House 1 , market value RM200,000, outstanding with Bank A= RM100,000
House 2, Market Value RM200,000 outstanding with Bank B = RM50,000
House 3, market value RM200,000 outstanding with Bank C = RM180,000

because u already have 3 housing loans, no matter how you re-finance, will only can get 70% on bank's valuation of your property.

Solution:
do 2nd charge to your existing loans:
House 1 , market value RM200,000, outstanding with Bank A= RM100,000
RM200kx80%=RM160,000 then minus outstanding, RM100,000 =RM60,000 (new charge/top up loan from Bank A)

House 2 , market value RM200,000, outstanding with Bank B= RM50,000
RM200kx80%=RM160,000 then minus outstanding, RM50,000 =RM110,000 (new charge/top up loan from Bank B)

House 3, no top-up loan is allowed....

Pls check the bank's charges, and new interest rate offer, then only decide.

My planning refinance house loan still have 137K outstanding loan and my house market price now is 200K.

My 2nd house and 3rd house still in construction, now serving the interest.

Can you advice more further.

我try问了几间bank。。maybank ,public bank他们都帮我尝试loan,都只能借70% ,因第3间。想请问你 ...

2nd charge is use your existing house to borrow more money from your existing bank....as layman term is TOP UP loan...

as such, RM200,000 x 80%=RM160,000 minus your outstanding loan, RM137,000 =RM23,000
you can only apply extra loan of RM23,000(check with your existing bank, they will show u how...but u need to pay lawyer fee also, and maybe valuation fee too)


if you re-finance, have you over lock in period? if yes, u may do so....but i afraid that u have not much left $$ after pay back to existing loan of RM137k...
if 70% of 200k=140,000-137,000=3000 ...not enough to pay lawyer fee, and valuation fee...
if 90% of 200K=180,000-137,000=43,000.....(but i doubt that u can get 90% because u have more than 2 housing loan)

Bear in mind, the market value is not the value u see in i-property or agent tells u....sometime, banker's valuation is lower than "market value", as such, bank will appoint a licensed valuation firm to do the valuation.. . and the fee is charged to borrower....

Top up loan can up to 80% regardless how many loan i have with the bank now?

I felt the RHB service very poor, i was checking with them the interest charge calculation as not same with my aother bank, the interest amount charge is higher although the interest offer is low. May be after clear the issues, i will talk with them see how. The best is i can choose aother bank is better. The HQ customer service branch push to branch and branch personnel push to KL HQ, untill now still no answer yet..:@
