嗨!各位大大你们好!不知道你们有没有听说 The Regina USJ One 的condo? 最低的价钱是从RM460k起，不知道是否值得买吗？预算在2014年尾会完成。

这个project 已经卖了有年多，小弟也去看过地点了，周边都是起着过 million 的 landed house, 是不错的property, 但是价钱有点贵了，如果在去年买应该可以买到比较便宜，终结来讲买来住还可以，买来投资就不是那么适合，要注意的是那边会不会开多一条路by pass summit 外面的路，因为summit 那边实在太塞车了，我看到的是有开一条路进来罢了，但是要出去就没有。

Also, i have calculated the distance from regina to damen and mydin is less than 1km,from regina to the zi wen primary school is less than 500m,which is better than usj one avenue.

the reason y usj one pricing is not booming is because there is no big icon within the vicinity.Look at subang parade and carefour,empire subang,the pricing is crazy  and up to 550-700 psf.

So,do ur planning and calculate the risk you can bear before you invest.

    brother, 小弟是住在subang area 已有十年了，（现在暂时住在kepong area，因为工作的原因，但是年头会搬回去住) 如果你要去sunway, subang parade, ss15, 那一区的话，summit 那边是最近的出口了，但是summit 那边是非常的塞，除非你绕一个大圈，从taipan 那边出去走usj12 ，那边如果遇到多车都好，还是一样会快过summit 那条路的，所以我说，如果summit 那边开一条路给里面的车出去是最好的，目前我只看到kesas highway 那边有开一条路给车进来，没得出去  。如果你是知道那边的环境的话，我相信你知道我说的kesas highway 那边有开一条路给车进来是近年来的事罢了，那条路是新的。
还有rm470k 买下来，起好你要卖多少钱？？ 能不能容易卖出？？ 我只能说买来住是还可以，其他的就得靠你自己的眼光了。 还有如果小弟有什么没讲到的可以大家互相了解，互相请教，毕竟会有遗漏的地方还请各位原谅，不要像这位大大这样一开口就说 《i believe u din go to the site.........》

我是想买来投资的，500千，after discount 7%，465千，440psf-460psf，我觉得3年后是大概这个价钱,我也相信，465千这个价钱，dibs也factor进去了。
在慎重考虑中
