how much the booking fee? you can discuss with the seller to see whether you can withdraw and he agree or not to return the booking back to you.  i guess he might be waiting other buyers response to sell it at the highest price. that's why he delays the info to you.

but remember he has the right to forfeit the booking from you and not return the money back to you if you cancel the deal.

however, since your loan had been approved means your financial status is ok and shall not have problem with bank loan for that amount. if  the bank loan expired you can always re-apply to the same bank or try various bank at one go.
