1. maximum 贷款大多数的银行是 - 1/3 OF YOUR NETT SALARY.
I. e - TOTAL NETT SALARY = RM4,500
1/3 OF YOUR SALARY = RM1,500 (YOUR MAX LOAN)
这只是粗略的算法.
而你可以负担的屋价是大约RM370,000 (BASED ON 3.75% INTEREST)

2. 银行100%贷款,很少. 90% 就很普遍.
以你的例子 -
SELLING PRICE - RM385,000
贷款(90%) - RM346,500
利息 @ BLR - 1.8% (5.55% - 1.8% = 3.75%)
30年分期付款每个月要还 - RM1,604 (这贷款没有加如MRTA)
这只是粗略的算法.
3. service appartment 的地契是COMMERCIAL, 普通的appartment 的地契是RESIDENTIAL. 门牌税,地税, 水电费是以COMMERCIAL RATE 来算的. 当然有些DEVELOPER 会把它CONVERT 去RESIDENTIAL. 需要跟DEVELOPER CONFIRM.

搂住,想借用你的贴。。。
这样的话,今年BLR5.55%,如果明年BLR=6.55,后年BLR=7.55,那条数是酱子算吗? |

比如付定金后要做的事项?定金要付几巴仙 ?
几时签买卖合约?几时处理银行贷款 ?
