【急】给定金后，有规定多久要签买卖合约吗？麻烦帮我翻译下

received from xxx this day 26,6,09 the sum of rm9999 being earnest deposit for the purchase of single lot house at address xxxxxxxxxxxxxxxxxxxxxxxxxx for rm180000 pending signing of the sale n purchase agreement within 14 working days with effect from the date the draft spa is approved by both the vendor and purchaser solicitor, failing which the said deposit will be forfeited by the vender and thereaffter this earnest deposit agreement  will be null and void

问题：14 个工作天指的是26,6,09给定金开始还是draft spa 开始？
我爬贴得到的答案是，给定金-14天内签买卖合约
如果过期的话，我的定金会被forfeit吗？
如果是给定金开始算，还剩几天就到期了
我还在申请贷款中
我问代理，他解释的很模糊，不是很明白

还有hakmilik sementera是什么
它是属于lease hold还是free hold？
帮我做loan的他说是lease hold，对吗？
我爬贴得到的答案也是很模糊，看不懂

请大家帮帮我这个小六程度的人！感激不尽

也就是说，可以是一个月后甚至更久都没问题吗？
由于对方给我们的文件【所谓的地契】只有写着hak milik sementara，并没有注明什么，所以banker看到也不懂
