Background & Business
In September 1994, Mr. Peter Taing Kim Hwa started Tradeskill Sdn Bhd, a property investment and trading company. Tradeskill evolved into a property development company in 1995, under the name of Multi Tractor Services Sdn Bhd (MT). In 1997, its maiden foray was 347 acres in Bandar Bukit Tinggi 1 (BBT1), where the company launched its first integrated
township. Subsequently, the company made its second land acquisition of 562acres Bandar Bukit Tinggi 2 (BBT2).

In 2002, MT achieved a whopping RM1b in property sales which set-off several events. Year 2003 saw the change in the company’s name to WCT Land Sdn Bhd and its 3rd land acquisition of 427 acres in Bandar Parklands (BP). Subsequently, WCT Land Sdn Bhd pursued listing on Bursa’s MainBoard in 2004, now known as WCT Land Bhd (WCTL), at an offer price of RM1 for an ordinary share of 50sen. A year later, WCTL reaped in a record of RM2b in property sales, proving itself to be a robust property developer.

At present, WCTL has achieved international certifications such as the ISO 9001:2000 Quality Management System  Certification and the OHSAS 18001:1999 Occupational Health and Safety Management System Certification - a testament to their ability to deliver quality products.

WCT LAND现在正和AEON合作建立一间全马最大的JUSCO,而且年尾就会开幕.
WCT LAND也在BUKIT TINGGI 1 建立着办公楼, 而且都快看到外形了.
不会这个时候有问题吧???

Reference is made to the announcements dated 23 April 2007 and 29 June 2007 in relation to the placement of 16,200,000 ordinary shares of RM0.50 each in the Company ("the Said Shares") reserved for potential Bumiputera investors approved by the Ministry of International Trade and Industry ("MITI") ("Approved Investors").

The Board of Directors wishes to announce that the Said Shares have today been placed out to the Approved Investors at RM1.38 per share.

With the completion of the aforementioned placement, the Company is in compliance with the Bumiputera equity condition imposed by the Foreign Investment Committee ("FIC") via its letter dated 29 January 2003.

- Barren landscapes to 3 bustling Bandar Bukit Tinggi (BBT) townships in Bandar Klang are what WCT Land (WCTL) is best known for. Now, BBT1 and BBT2 have 98% and 94% take-ups, respectively, with overwhelming sales of RM2.1b. Furthermore, near commencement of Malaysia’s largest AEON mall creates opportunity for higher pricing and take-ups for BBT3.

- Diversifying into high-end market and investment properties. Demand saturation is evident with BBT townships’; with circa RM240m p.a. revenue from FY08 onwards. Thus, WCTL plans to grow earnings through highermargin products in other geographical locations, like d’Banyan, Kota Kinabalu, backed by recurring income from investment properties like AEON mall.

- Initial launch of The Paradigm with GDV RM402m in FY08 to drive future earnings. The commercial development will sharpen WCTL skills towards the high-end market, widening its product range. Success of The Paradigm rides on meeting market gap for high-end office space.

- Regional expansion to Vietnam. The foray into the non-township projects above, prepare WCTL for its maiden foray overseas. One mix development project worth USD600m, similar to The Paradigm, would be the first foray. The diversification not only reduces geographical concentration risk but also enhances profit margins.

- 36% YoY increase in FY07E net profit. Market slow-down from rising interest rates and withheld launches for better pricing caused flat earnings in FY06. Anticipating FY07 earnings turnaround due to more aggressive launches and
higher pricing.

- More liquidity ahead from potential share placements, arising from conversions of redeemable debt securities in FY08; mostly own by WCT Engineering (WCTE). Given WCTE plans to keep only 60% of WCTL, we can expect public placement of 115m WCTL shares from the conversions.

- Target price of RM2.31 assuming full dilution of CRDS. Valuations remain attractive based on our conservative sums of parts RNAV. FY07E and FY08E PER remain undemanding at 10x and 6x, (18x and 11x on fully diluted basis)
respectively. BUY.

1. 请问那些Bumiputera Investors用RM1.38的价钱买到WCTLAND的股票,是不是能立刻在公开市场卖出 (现在市价RM2.41)?

2. 如果他们卖出持股,WCTLAND又is not in compliance with the Bumiputera equity condition, 那WCTLAND要不要再配股给Bumiputera Investors?

如果我上述2个问题的答案都是"Yes"的话,那我只有一个字 "FxxK"!!!
那不如出30%的B股,只有Bumiputera Investors可以买卖,那就解决问题了,又不用让他们这么好赚!!!

我买入WCT LAND, 是希望看到WCT LAND能把吧生发展到像SUNWAY一样.

IOI是PUCHONG的主要发展商.
THE MINES是SERDANG的主要发展商.
SUNCITY是SUNWAY的主要发展商

希望WCT LAND也成功把BBT打造成另一个SUNWAY.

只要每隔一段时间经过BBT, 你就会发现它又变漂亮了.
再加上年尾的JUSCO开张营业,只要生意够旺, 就能带动附近房屋的要求.

这么大间的JUSCO,应该可以提供很多的就业机会.

由上个星期的RM1.70到今天的RM2.50+, 涨幅度有40%+.
