拿EPF来买屋子

小弟买了第一间房子(Apartment) 。刚签了Loan Agreement。在想应不应该申请EPF来还房子头期呢。本人的情况如下。1. 信托基金, return 4%+
2. Amanah Saham, return 6%+
问了一些人都拿出来,但我在想,EPF return 5%+, bank loan 6.6%-2.4 = 4.2%。 为何还要拿出来还银行呢?
请帮帮忙。谢谢 |

屋子除了资本增值外,还有抵抗通货膨胀的功用.....你把钱留在EPF,只是赚取区区5%利息....怎樣算都是拿来买屋子好.. |

boss, do u know how to calculate home inerest.
blr- (bank ofter interest)
if u borrow 30year, first 3 or 5 year is lock, can not early settlement, if u want early settlement penalty will impose.
2. 30year, first 15year will paid more interest compare with last 15year. example first 1year paid 10k interest,2nd paid 9.5k 3rd paid 9k, 4st paid 8.4k,......at the end 30year will paid very little interest maybe just rm 50 only
bank will take reducing balance formula to calculate. first 1-15year will taken more interest paid less principal. |

小心epf的钱给政府拿去帮人。。。有的拿就拿吧。。。 |

照理来说。。放在epf比较好

Do you know the real interest rate charge by bank per annum?
Because I'm not sure how they calculate the interest.
E.g.
Method 1: (compound)
Calculate daily
4% @ 100k
day 1: 100k * 4% / 365 days = day 1 interest
day 2: (100k + day 1 interest ) * 4 % / 365 days
.....
1 year interest = day 1 interest + day 2 interest....
or
Method 2: (cummulative)
1 year interest = 100k * 4 %
Any one know how they calculate it?

我也是觉得EPF能拿多少出来,就拿多少出来比较好! |

如果房子是投资,回筹会高过EPF。。。建议拿EPF...
有能力买房子应该有能力计划退休金。。EPF只是BONUS.. |
