为什么下者利息较低?

每次看倒广告是 -2.2 ~ -2.3%, 为什么 aia 的是 4.x% ~ 5.x%? |

Difference Between Fixed and Floating Rate Mortgages
What is the difference between the fixed rate vs. variable rate mortgages?
For most people looking to buy their next home this questions comes up all the time. When you look at the bank's posted rates you usually see interest rates for many different terms as for fixed and variable interest rates. For most, the choice is always the same and that it's a fixed rate mortgage but you do have options. And although the fixed rate mortgages are the easiest to understand they are not always the best choice.
The difference between the fixed rate mortgage and the variable rate mortgage is in how the increase rates will be set. The fixed rate has an interest rate that is set based on the bank's interest rate around the time you arrange that mortgage. The variable rate mortgage will be based on what the bank rate is and fluctuates over the life of the mortgage. So, do you know which one you want to get?
You will want to do as much research as you can to find out about fixed rate vs. variable rate mortgages and which one is right for you. The more you know the easier you will be able to decide which one you want to go for. Here are some of the things that you need to know about each type.
Fixed Rate Mortgages:
1.With the fixed rate you will have a set rate.
2.This type of mortgage is based on the bank's rate around the time the mortgage is set-up and the rate is fixed for the duration of the mortgage term. If your mortgage term is for 5 years your payments will remain the same during that time.
Variable Rate Mortgages:
1.These mortgages are becoming more popular these days with mortgage hunters. This type of mortgage is better for higher risk threshold customers. If you have this type of mortgage you will have to hope that the bank rate will remain stable.
2.This type of mortgage will depend on the bank you use and the bank rate. Variable rate mortgages can save you a lot in interest over the life if the mortgage, but your payments will fluctuate up and down with the market.
These are not all of the things that you need to know when it comes to fixed rate vs. variable rate mortgages. They are the most important ones though. You want to go online and do as much research as you can. It is important to understand the difference between the two. So always take the time to learn all you can. <br> You need to know how the fixed rate mortgage and the variable rate mortgage will fit your lifestyle and your financial needs. By doing your research you can quickly figure this out. That way you will be able to better able to make a decision about which type you should have. Do a search on any major search engine for fixed rate vs. variable rate mortgages or speak with your bank or mortgage broker. This will give you a great place to start your research. |

因为4.85% 是顾客自付律师费,5.25% 是由银行负责律师费

AIA 那个是fixed rate,不管日后blr 的起落,都是算你5.25% 直到完成供期。-2.x% 是跟BLR 浮动,国家银行的BLR 减去银行给你的-blr 就是你的利息。

哦,我大致明白了,多数银行是依据 bank negara 的 rate, 再 -2.x% = 利息。对吗?
我奇怪的是为什么有些机构用fixed rate? fixed rate的利息好像比银行来的高!
是不是当国家银行把 blr 调高时, fixed rate 才体现了本身“不动”的价值? |

如果是银行的话,都是BLR-2.3之类的,意思就是每年4.0%左右
如果是AIA 的话4.85% ,多一个0.85%.
如果今年起0.5%,那gap就小了不过还是bank的rate好.
不过如果如果起1%的话,那时候你就赚到了.
2010年,政府起了0.5%, 今年应该也会不例外.不过一切还是需要看国内外的经济.- http://www.blr.my/blr-history.htm

对,-2.x% 是看个别银行能给的offer。Fixed Rate 没有说对于错,假如日后interest 是高过现在的fixed rate 那么你就赚到咯,否则就会捶胸口。 |

因为有者觉得Fix Rate可以保障在未来的供期都是供着一样的贷款,不用怕BLR的fluctuation.
至少,他们可以为未来做打算,cashflow应该怎么用,尤其有家庭者。
AIA的贷款比银行严点,不过approval蛮快的说 |
