帮帮忙,有关律师费。。

请个位帮帮忙。。
小弟,我买了一间屋价rm220,000 的新屋。跟银行借rm150,000 今天律师行打电话给小弟,然后我就去问有关律师费,我吓了一跳,律师费尽然到rm7000多。我求了那律师,讨价还价了很久下,才好不容易才减到去rm6200,但是刚刚我上网查了,觉得好象被骗了(应该没酱高)。。
个位可以教教小弟如何计算吗,因为我是第一次买屋子。。

1)买卖合同 (S&P)的费用是以屋价来算的:
屋价 = RM 250,000
a) Legal Fee:
First RM 150,000 = 1.0% (minimum fees of RM 300)
Next RM 850,000 = 0.7%
Next RM 2,000,000 = 0.6%
Next RM 2,000,000 = 0.5%
Next RM 2,500,000 = 0.4%
Excess RM 7,500,000 = Negotiable (not exceeding 0.4%)
Example:
RM 150,000 = 1.0% x RM 150,000 = RM 1,500
RM 100,000 = 0.7% x RM 150,000 = RM 700
Legal Fee = RM 2,200
b) Stamp Duty:
First RM 100,000 is at 1% of the value
Next RM 400,000 is at 2% of the value
Example:
RM 100,000 = 1.0% x RM 100,000 = RM 1,000
RM 150,000 = 2.0% x RM 150,000 = RM 3,000
Stamp Duty = RM 4,000
c) Disbursement fees: Land search + Q.A Search + Affirmation and etc
~= RM 200 - RM 400
d) Others: Miscellaneous + Transportation
~= RM 150 - RM 250

是的,有加stamp duty 了,但是因为第一次买屋子,他说帮我申请减半了,但是说有律师楼费用扣到完还要rm6200..会不会高了些?? |

不好意识,小弟没买过屋,所以一窍不通, 想问算法是不是如下:
屋价 = RM 220,000
a) Legal Fee:
RM 150,000 = 1.0% x RM 150,000 = RM 1,500
RM 70,000 = 0.7% x RM 70,000 = RM 490
Legal Fee = RM 1990
b) Stamp Duty:
RM 100,000 = 1.0% x RM 100,000 = RM 1,000
RM 120,000 = 2.0% x RM 120,000 = RM 2,400
Stamp Duty = RM 3,400
申请减半了,那么就是 rm1700
Disbursement fees: Land search + Q.A Search + Affirmation and etc
~= RM 200 - RM 400 (算 rm400 )
d) Others: Miscellaneous + Transportation
~= RM 150 - RM 250 (算rm250)
贷款合同 (Loan Agreement)的费用是以贷款数额来算的:
贷款 = RM 150,000
a) Legal Fee
RM 150,000 = 1.0% x RM 150,000 = RM 1,500
b) Stamping of Original Loan Agreement
= RM 750 (RM 1500,000 x 0.5%)
贷款的 stamp duty 能减半吗,如果能,那就是 rm 375
c) Disbursement fees: Title search + Bankruptcy search + Affirmation and etc
~= RM 300 – RM 500 (算 rm500)
d) Others: Miscellaneous + Transportation
~= RM 150 – RM 300 (算rm300)
总数是:
rm 7015
那么是不是代表我赚到了。。
还是 disbursement fees,miscellaneous+transportation 是能免的?? |

算对了,但50%折扣楼住要refer with ur lawyer,至于Disbursement fees和Miscellaneous + Transportation,都各有不同的,楼主可以要求他们把费用全部list出来。。。 |
