工程陸續招標
建築業料年底復甦
(吉隆坡25日訊)沉寂多時的建築業,預計在政府積極推動振興配套工程下,有望在年底復甦。
分析界認為,即使部分大工程需一段長時間來進行,但至少這為市場捎佳音,改善整體情緒,復甦跡象漸顯。
首相拿督斯里納吉及新加坡總理李顯龍在上週五達成共識,欲建立銜接柔佛東部及新加坡的第三座大橋。
儘管這只是初步構思,整個計劃需長達8至10年方可完成,但聯昌證券研究認為,這對市場而言是驚喜。
“在柔佛已有工程的建築業者是第三座大橋潛在受惠者,這包括怡保工程置地(IJMLAND,5215,主板產業)、馬化國際(MULPHA,3905,主板貿易)、UEM置地(UEMLAND,5148,主板產業)及貿易風機構(TWSCORP,4804,主板貿易)等。”
此外,WCT工程(WCT,9679,主板建築)上週也表示,在沙巴州也持有數億令吉的工程意向書(LOI),加上馬資源(MRCB,1651,主板建築)將建設總18億令吉的辦公樓,建築領域活動似乎逐漸旺盛。

目前市场 Floating 的 是 16.07%
而 IJM Corp 手上拿着 69.96% |

PM Najib announced the proposed new bridge linking the Eastern side of Johor to Singapore last Friday.
The edge reported: "IJM Land acquired 1188 acres in Johor's Sebana Cove Marina in August 2008 for RM 120million. While the alignment of the new bridge is still very much up in the air, the area around Sebana Cove does have one advantage. There is currently a customs, immigration and quarantine complex in the area. Thus, it would make logical sense to place the new bridge there as you already have the infrastructure."
1 acre = 43560 sq feet
1188 acres = 51.7497million sq feet
IJM Land purchase price/ sq feet = 120/51.7497 = RM 2.32
Estimated land price/sq at Leisure Farm near 2nd link = RM 40
How much you think the land price at Sebana Cove is if the 3rd bridge materialised?
For every RM10/ sq feet increase in land price there,
Increase in asset value per share = RM 10 x 43560 x 1188 = RM 517.5 m
or RM 0.469 per shares (divided by 1,103,267,871 no. shares issued)
