For Pasir Ris area (4 room type) , the valuation is roughly ;

Low floor ( 1st ~ 5th floor ) : $240k (Blk 400+ / 600+) or $250k (Blk 700+) or $255k+ (Blk 500+)
Mid floor ( 6th ~ 9th floor ) : $250k (Blk 400+ / 600+) or $255k (Blk 700+) or $260k+ (Blk 500+)
High floor ( >9th floor ) : $250k+ (Blk 600+) or $260k (Blk 700+) or $265k+ (Blk 500+)

Usually owner ask for extra cash (above valuation) around $20k to $50k for pasir ris area. Seldom owner ask for less than $15k nowaday. This was my experience when viewing house in pasir ris. I hv seen for more than 12 HDB flat. I just bought at around Blk 7xx near to SSMC.

Anywhere the above info is just my opinion and survey after viewing house for around 2 months.

If can affor, try to buy 5 room type HDB in pasir ris because it looks more cheaper than 4 room type in terms of size.

If you notice carefully, it is more easier to get 5 room type than 4 room type HDB in pasir ris because almost all the buyer (90% PR) are rushing like hell to buy 4 room type ONLY.That's why the price for 4 room type become extremely higher nowaday.

The owner will definitely asking very high cash for 4 room type. Some seller even ask for more than $25k for 2nd or 3rd floor without renovation.

请问你们当中有人买三房吗?
YISHUN 到 TOA PAYOH 三房的 hdb大约多少钱?
会不会以后比较难买出?

这里检查就知道。三房的HDB,永远都是那么好卖。

昨天去朋友的婚礼时,我另个朋友告诉我他的朋友最近在bukit batok 买的4房式,本来打算买clementi的,但多数要300k以上,,只好买bukit batok 280k噢。

那边的屋子虽然远离市区,但是一直那么贵。Clementi的新的4房可以高达400K.即使远离一个车站的jurong east,才不过260-300K

我朋友和我说,clementi屋子比较昂贵的原因有几个,一个是靠近大学和理工学院,购物方便和整个地区相对来很小(区域理事会获得的预算比较多)

而且clementi centre 在upgrade了。。我也有1年半没去clementi..以前我在clementi 主5年了。

我却不喜欢靠近mrt站,因为真的很吵。没有住过的,还真的不了解那个苦。除非那些已经习惯的和可以习惯的。

我们那时注的。。。不是靠近mrt,而是靠近mrt 轨道。。
我知道那痛苦。。我们是3楼。刚刚后那轨道的level.
每天要看电视时真的是听不到的。。窗口关的紧紧,有热。。
那时我们是4房式,我和我housemate住的不是面向轨道。但另个房间是,所以有时我们的家人来睡是,都说很吵,一大早就听到声音。。

而且我们楼下就是马路,很多车的。。。
5年就是这样过。
后来搬来pasir ris,太静了,很不习惯

那天我也看了一间屋子,装修很好,景色很美。可是突然听到一阵来自轨道的声音,才知道轨道在后面。白天觉得会习惯,要是在晚上时候,我想我会更加受不了。所以我放弃了。/

有一次我也看一间在十字路口的单位-十楼。那条马路虽然不算大路,可是来往车辆很多。晚上声音都是往上,这类的噪音我觉得会干扰睡眠,所以没有选泽

HDB launches second balloting/ walk-in sale of 922 flats

The Housing Development Board (HDB) is launching the sale of 922 flats in towns in the north-eastern part of Singapore (collectively known as Sector B), under the Jun 07 Bi-monthly Sale of 4-room and Bigger Flats exercise today.

This is the second sales exercise under the combined balloting/walk-in system, which has replaced the previous Walk-in-Selection (WIS) system.

The flat supply for this exercise comprises 503 4-room flats, 113 5-room flats and 306 Executive flats. They are located in three towns, namely Hougang (71 units), Punggol (198 units) and Sengkang (653 units).

Application Period
Interested flat buyers can submit their applications online from today until June 18. Following the close of the application period, HDB will conduct a computer ballot of all the submitted applications to determine the queue positions of the applicants.

Applicants will then be notified of their appointments to book a flat, subject to availability when their turn is due.

Those who have missed the application period can submit their applications online from 8am on June 19. They will be given appointments to book a flat after those who have earlier submitted their application within the application period.

Eligibility Conditions
Households with gross monthly income of up to $8,000 are eligible to buy the 4-room and bigger flats offered for sale, subject to other eligibility conditions such as citizenship, family nucleus, and non-ownership of private property.

Eligible first-timers can also apply for the Additional CPF Housing Grant (AHG) of up to $20,000. To qualify, they must have been in continuous employment over the past 24 months, and have an average monthly income of $3,000 or less over the same period.

Showflats & Sample Units
Interested flat buyers can visit HDB?s e-Sales website at www.hdb.gov.sg to view the electronic brochures and obtain more details on the Jun 07 sales exercise.

The sales brochures are also available at the Sales Office at HDB Hub, Toa Payoh, where there are also 3D models on display.

To provide applicants with a better idea of the flats on offer, some showflats and unfurnished sample units will be open for viewing. The showflats and sample units are also available for sale in this exercise.

Update on Apr 07 Bi-monthly Sale of 4-room and Bigger Flats
HDB launched the first Bi-monthly Sale of 4-room and Bigger Flats Exercise offering 1,269 flats in towns in the north and west of Singapore (Sector A) on 10 Apr 07. As at 31 May 07, there are still 561 flats available for immediate booking.

Those who are interested in purchasing one of these units can approach HDB's Sales Office at HDB Hub, Toa Payoh.

习惯就可以啦。 一点过后就很安静了。
不过有时半夜2-3 点,如果有维修轨道,会满吵的。
因贪它靠近中心,会很方便,且屋价会比较平稳,所以还能忍受啦。
