刚签的？其实不急吧。。。因为最快都要到2014年底或2015年头才建好。。。。

我是有1份那个layout
不过就是没有房间的大小，客厅的尺寸之类的那个
所以想看看哪位大大有

不过时间很长所以可以慢慢准备画图方便以后设计嘛

Can someone advise? Can Mahogany Maid's room wall demolish to combine with the yard to become wet kitchen? Is SEC able to make the change for us? |

要视乎那道墙是不是主墙吧？不是每堵墙都可以敲的.....
其实mahagony可以把yard做成wet kitchen, 因为yard蛮大的。。。。

G&G, fencing, two entrance points, one is main entrance (near guard house - waterfall), the other is auto entrance using card near to phase 1....

SEC是strata title,基本上房子内部屋主可以随意更改，可是屋子外观就不能改的。。。。(5年内)

这个就不清楚了。。。 不过我觉得应该是没有。。。因为SEC的花园,water fall等等都是share facilities... 如果phase本身有fencing, 如果要走到common area像water fall不是很麻烦吗？尤其是后排的。。。。

For Individual title development – Yes, without any constraint of the consistency of the building facade.
Am I allowed to change the colour of my external walls?
For strata title development - No, so as to maintain the consistency of the building façade.
For Individual title development – Yes, you may change the colour, but we would like to encourage you to maintain the colour of our development concept.
Can I knock down the internal wall?
Only non-load bearing walls can be demolished.

其实对我来说外观在五年内不可以改也不算是件坏事，可以maintain the consistency, 整体（整个花园）来说看上去也比较有"standard"一点。

I asked SP before, they are unable to modify for us. They will just handover to us as per shown on the floor layout plan. You can only do the modification (interior) after handover like what Mr.kookk said provided you are not affecting the building structure. |
