如何发展一块空地? 什么书可以给我指示? Town Planning ?

我面对一个土地发展的问题,不懂要有多少的Green Part,Car Park, 路的宽度,给住家,店屋,Office。。。。
有什么书可以参考?
麻烦各位Architect 及 Town Planner 指示! 谢谢! |

我有一本复印的。。。
全都是针对马来西亚的,很方便一下的。。。
要必然的话,就去买UBBL(RM18.00++), Matrix(RM230++), 还有一本忘了什么名,封面灰色的(RM260++),还有一本叫Time Saver。。。 |

Shop House Requirement
1)Conner lot shop office should has and additional of "Veranda Way" which is 2.133m(7ft)width
2)Min width is 6.096(20ft)
3)"Jalan Susur" should be provided have to be provide if shop house infront of main road
4)Unit have be at least
a)12.124m(40ft) - wothout parking area
b)15.24m(50ft) - with parking area beside of the road
c)20.12m(66ft) - with parking area both side of road
5)Width of side road have to be rpovided min of 9.14m(30sqft)
6)All the house shop area have a width of 3.048m for pedetrian around shop house area
7)Location shop house have to be in the suitable area(这句是废话来的)
8)Mox heigh for shophouse are not more than 5 storeys
9)Doublr frontage shophouse are not allowed
10)Total unit for rural are not more than 20units
11)Public facilities must built together with the shophouse(厕所等等) |

Apartment/Condo/Flat Requirement
1)Building orientation must take into consideration factor like wind, sun and aesthetic walue
2)Distance between block of building has to confirm with requirement
3)Heigh of the building has to consider the aspect of fire control
4)Plinth area wall must not exceed 70% of site area
5)Recreational area should not be less then 10% of total area
6)Density has to confirm with MPSA plan layout
7)Max height of the "wake-up"flat is five storeys. |

其实这些GUIDLINE还得看LOCAL AUTHORITY的REQUIREMENT.如果楼主你是打算呈上地方政府(LOCAL AUTORITY-LA)的图,就要搞清楚他们的GUIDELINE先.每个的LA GUIDELINE会有些出入的. |

可是全都没有详细的图和讲解。
我应该是缺乏那本‘Guideline’的书名吧。

要CHECK你的SITE在哪里,UNDER哪一个LA.上次我们做时乱乱REFER,可是被LECTURER捉到.因为他依照JOHOR的GUIDELINE(我的SITE在JB).上次我们跑到MBJB(Majlis Perbandaran Johor Bahru)买他的GUIDELINERM45.00.然后我们每人PHOTOSTATE一本...
一些GUIDE LINE COMMON的可以用.不过象JOHOR LOW COST的HOUSING要40%(在发展土地超过N EKAR,).酱它这REQUIREMENT又和其他洲不一样了.. |
